Requirements
  • A minimum of two years of full-time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and heating, ventilation, and air conditioning.
  • Strong verbal and written communication skills in English to interact effectively with team members, residents, vendors, and other stakeholders.
  • An Environmental Protection Agency refrigerant transition and recovery certification.
  • A basic set of hand tools.
  • A valid driver’s license, good driving record, and auto insurance.
  • Ability to perform work responsibilities at other locations and travel within major metropolitan areas, with possible overnight stays in different cities.
  • Ability to work some weekends as needed.
  • A high school diploma or equivalent.
Responsibilities
  • Complete resident service requests within 24 hours.
  • Assist with distributing flyers and other materials.
  • Replace filters and clean air-conditioning vents as needed.
  • Maintain sprinkler systems.
  • Perform heating, ventilation, and air-conditioning repairs as needed.
  • Perform light electrical repairs on appliances, fixtures, switches, outlets, and circuits.
  • Perform light plumbing work, including clearing stoppages and replacing and fitting plumbing components.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, and bulbs.
  • Perform interior and exterior painting when necessary.
  • Perform carpentry work, including fitting doors, freeing windows, replacing and building shelves, sanding, and refinishing floors.
  • Assist with custodial work in common areas, including sweeping, mopping, vacuuming, emptying trash, and cleaning windows.
  • Assist with grounds work, including picking up litter and clearing out vacant units.
  • Maintain pool chemical levels and cleanliness.
  • Repair concrete, masonry, roofing, and fencing when required.
  • Perform limited extermination services when required.
  • Refurbish apartments before resident occupancy through make-ready work.
  • Conduct exterior and interior preventive maintenance as outlined by the property or regional manager.
  • Periodically inspect units, buildings, and common areas and perform repairs and janitorial assistance as needed.
  • Assist with apartment move-in and move-out inspections.
  • Maintain knowledge of water and gas meter cutoffs, apartment and fixture cutoffs, and sewer cleanouts, and post a map of them.
  • Supervise subcontractors working at the property.
  • Immediately report dangerous conditions or liability issues to the manager.
  • Keep accurate records of preventive maintenance, pool chemical levels, work orders, apartment make-ready work, inventories, and purchase orders.
  • Perform scheduled maintenance on equipment according to manufacturers’ recommendations and operating manuals.
  • Order supplies and communicate with vendors.
  • Control and use maintenance-material stock.
  • Keep shops, storage areas, and entrances clean and locked; maintain adequate lighting and ventilation; and store and label hazardous materials correctly.
  • Train and supervise subordinate employees.
  • Schedule subordinate maintenance personnel and work-order requests and follow maintenance priorities.
  • Handle on-call duties when needed.
  • Participate in standby emergency schedules for evening, weekend, and holiday coverage.
  • Assist in preparing the property for inspections.
Desired Qualifications
  • Bilingual ability in Spanish.
  • Technical certification.
