Requirements
  • A high school diploma or GED is required.
  • A minimum of two years of experience is required in building systems operations, commercial or industrial building maintenance, HVAC, building automation systems, or an equivalent combination of education and experience.
  • Obtain EPA Section 608 Technician Certification—Universal during the probationary period.
  • Obtain a valid OSHA 10-hour General Industry Safety and Health card during the probationary period.
  • Successfully complete the probationary period by demonstrating competency in each technical specialty required for the position's level of responsibility.
  • Successfully complete a criminal background check and motor vehicle review; an employee health evaluation and vaccinations may also be required.
  • Be able to push and pull 70 pounds, distinguish colors, and climb and stand on ladders for extended periods.
  • Be able to work in hot, cold, dusty, dirty, or cramped environments for extended periods.
  • Read, understand, and update blueprints, schematics, and as-built drawings.
  • Read, understand, and apply safety standards and practices, including hazard communication, infection prevention, and lockout/tagout.
  • Read and interpret technical manuals and system specifications and follow applicable trade-specific codes, standards, and regulations.
  • Select and use hand, power, and machine tools.
  • Locate, disable, and enable electrical disconnects and plumbing shut-offs.
  • Operate and test emergency generators.
  • Apply brazing and soldering skills and troubleshoot integrated HVAC/R systems.
  • Demonstrate knowledge of chilled-water and hot-water system integration and operation, airflow and water-balancing principles, building automation systems and controls, AC/DC theory, hydronics theory, boilers, fire-alarm system monitoring, and the integration of building mechanical systems and controls.
Responsibilities
  • Respond to and analyze airflow issues, measure and adjust airflow, and clean condensers and coils.
  • Inspect fan motors, belts, blades, filters, pneumatic compressors, and associated tubing for damage and wear.
  • Diagnose, repair, and replace HVAC fixtures and components, including commercial air handlers, chillers, commercial boilers and heat exchangers, ductwork, gauges, thermostats, circulating pumps, fan motors and belts, blades, actuators, piping, switches, and water lines.
  • Diagnose, repair, and replace residential- and commercial-type HVAC refrigeration units.
  • Inspect thermostats, temperature controls, and building automation controls for proper function and test electrical circuits and components for continuity.
  • Diagnose, repair, and replace pneumatic and electronic controls.
  • Perform preventive maintenance, including calibration, cleaning, inspection, and repair of controls, dampers, and belts on HVAC and other major building mechanical systems and equipment.
  • Monitor HVAC equipment, building automation systems, steam and boiler systems, chilled-water systems, boiler operation, and cooling towers.
  • Assist with or perform basic air-balancing tasks.
  • Assist with or operate, maintain, and test fire and emergency-power systems and equipment.
  • Assist higher-level technicians with troubleshooting mechanical systems, electrical supply repair, and boiler monitoring.
  • Respond to emergency situations such as electrical, mechanical, and medical-gas disruptions, evaluate and correct problems, and initiate appropriate protocols when problems cannot be resolved.
  • Assist other trades as needed and maintain clean and safe work areas and equipment.
  • Document labor, materials, work performed, regulatory-compliance tests, and work-order information; provide feedback and update building drawings.
  • Participate in meetings, training, orientations, professional-development activities, emergency-response teams, and departmental committees as assigned.
  • Provide technical guidance and expert advice about building systems or processes.
  • Operate department vehicles and perform other assigned duties.
  • Provide written, electronic, and verbal communication to customers, coworkers, and supervisors and deliver customer service.
  • Work overtime and participate in 24-hour emergency call coverage as operationally required.
