The Role
We're hiring a Site Superintendent for our Greater Vancouver site team. You'll be the on-site leader from mobilization through turnover: site logistics, trade coordination, schedule execution, safety and quality. Our pipeline runs from focused interior projects through to multi-million dollar base building work, and we match superintendents to the project that fits their background. Your assignment is confirmed at offer, and the first start is mid-October 2026.
What You'd Run
The site, start to finish, with a Project Manager and Project Coordinator carrying the buyout, the draws and the change order paperwork so that you can run the field. You report to our General Superintendent and work alongside the Project Director who owns the client relationship.
- Mobilization: site setup, hoarding, access, lay-down, servicing coordination and trade kickoffs
- The structure: concrete Level 1 through three storeys of wood frame, sequenced and inspected
- Envelope: the part that decides whether this job goes well. Rainscreen detailing, coordination with the envelope consultant, and holding the trades to it
- The schedule: built with your PM, held with your trades, week by week
- Authorities and consultants: City of Vancouver inspections, architect and engineer site reviews, and the OAC meeting on your site
- Safety: your site, your standard, backed by Procore and a safety team that shows up
- Documentation: daily logs, photos, manpower, field reports and change events in Procore, kept current rather than caught up
- Turnover: deficiencies worked the whole way through, occupancy and warranty handover
- Site startup: setup, hoarding, access, lay-down, lift planning and trade kickoffs
- Daily execution: sequencing, manpower, and keeping work moving across every trade on site
- The schedule: built with your PM, held with your trades
- Safety: your site, your standard, backed by Procore and a safety team that shows up
- Documentation: daily logs, photos, manpower, field reports and change events in Procore, kept current rather than caught up
- OAC and trade meetings: your agenda, on your site
- Closeout: deficiencies worked the whole way through, not stacked up for turnover
- Our technology stack: Procore, Outbuild, and Microsoft 365
What We Need to See
- 5+ years in commercial or multi-family construction, including projects you ran yourself from mobilization through turnover as the lead superintendent. What your title said matters less than whether you carried the job
- Solid Procore experience: daily logs, RFIs, submittals, change events and field reports
- Real trade coordination. You have sequenced multiple trades in a tight space and held the dates
- Comfortable being the face of the company on site with clients, consultants and building management
- Ground-up experience, wood-frame multi-family in particular, is a strong asset and opens the top of the range
- Gold Seal Certified, BCIT Construction Management or equivalent credentials an asset
- Valid driver's license and willingness to work on sites across Vancouver and the Lower Mainland
- Already living in Greater Vancouver, legally entitled to work in Canada, and available for in-person site work
What We're Looking For
- You hold a trade to a date. When Thursday's work isn't done Thursday, you are on it that afternoon, not at the next trade meeting
- You tell your PM the truth about the schedule, early. We would rather have a hard conversation in week six than a surprise in week twenty
- You build it so it lasts. On a wood-frame envelope in this climate, the shortcut always comes back, and you already know that
- You keep the daily log because you'd want it later. Our supers do the field paperwork properly, and it is a large part of why our closeouts land
- Closeout isn't a scramble for you. Deficiencies get worked the whole way through rather than left to the end
- You want to set the standard, not inherit one. This is our first build of its kind and how you run it becomes how we run the next one
- Trades are partners, not resources. We hire humble, generous people and it shows on our sites

- Pay: $115,000 to $130,000 base, depending on experience
