Requirements
  • A bachelor's degree or related qualification in Architecture, Engineering, Construction Management, or equivalent experience in design and construction is required.
  • Knowledge of building projects and building trade divisions is required.
  • Knowledge of the design process, construction methodologies and procedures, codes, project management principles, and project management software is required.
  • Ability to solicit, evaluate, and negotiate estimates, bids, and cost proposals is required.
  • Proficiency with Microsoft Office and Windows is required.
  • Ability to read and interpret design and construction contracts and contract documents, including drawings, specifications, and payment applications, is required.
  • Ability to manage multiple simultaneous projects, prioritize work tasks, and work independently or as part of a team is required.
  • Ability to communicate, negotiate, write, organize, and provide customer service is required.
  • Ability to physically enter and navigate a construction site and visually inspect and document work in progress against contract documents is required.
  • Experience controlling construction costs by evaluating additional design service requests and construction change order proposals is required.
Responsibilities
  • Coordinate the planning, design, and construction of assigned smaller or less-complex projects with University entities and clients, while assisting Project Managers on larger or more complex capital projects.
  • Meet with clients to determine capital project requirements, document priorities, assist with funding requirements and sources, identify project locations and schedules, and complete paperwork to advance projects.
  • Work with the Director to develop capital approval submissions for University leadership and assist with or manage and coordinate Project Committee activities for each project.
  • Ensure adherence to departmental processes and procedures through the approval process.
  • Apply consultant and contractor skill and experience requirements and selection criteria, and manage the process for identifying the best-qualified companies.
  • Document scope of work, budget, and schedule requirements, and solicit proposals from designers and contractors to determine the best combination of cost, schedule, and quality.
  • Assist with contract reviews to ensure required services are provided on agreed terms and that the University is protected from liability.
  • Review designer proposals and ensure quality design documents meet contract deliverables on time and reflect project intent.
  • Monitor construction quality to verify that construction documents are followed and that facilities comply with applicable codes and University design standards.
  • Take corrective action through the project team when necessary and ensure contractors plan, implement, and maintain a safe work site.
  • Develop backup plans to keep projects moving forward when obstacles occur.
  • Assist with or manage assigned capital projects to ensure successful execution within established budgets and schedules.
  • Coordinate project progress meetings, issue monthly status and financial reports, and update progress schedules.
  • Manage and initiate financial transactions for assigned projects.
  • Verify work performed and recommend approval and timely payment of invoices from architects, engineers, attorneys, building contractors, construction managers, and other consultants.
  • Control project costs and confirm compliance with University procurement requirements through detailed review of proposals, contracts, invoices, and change orders.
  • Understand appropriate contingency-funding usage, monitor and manage that usage during projects, and inform leadership of its status.
Desired Qualifications
  • Two years of progressively responsible experience in design, construction, and project-management duties and activities, and/or a master's degree in a related field is preferred.
  • Experience in project management in a university setting or related institutional facilities is desirable.
  • A professional license and a master's degree in a related field, along with additional relevant experience, are preferred.
  • Experience working in a research, educational, related commercial, or industrial facility is preferred.
  • Experience managing project budgets, schedules, and quality of work is preferred.
  • Ability to work within complex phasing constraints and densely built existing-facility environments is preferred.
  • Experience preparing documents or presenting projects to senior leadership for design or financial approval is desirable.
  • Experience reviewing construction safety and logistics plans and general knowledge of construction-site safety procedures is desirable.
