Requirements
  • At least 2 years of experience managing communities with Tax Credit programs.
  • Two years of supervisory experience effectively working with all levels of staff and management.
  • At least 2 years of experience in Tax Credit Low-Income Housing Tax Credit compliance, certification, and recertification.
  • A certification related to Low-Income Housing Tax Credit or compliance, such as Tax Credit Specialist or Certified Occupancy Specialist, is required.
  • Knowledge of all local, state, and federal Fair Housing laws and regulations is required.
  • Proficiency with Microsoft Office and Yardi-Voyager is required.
  • Proven financial and accounting acumen is required.
  • Demonstrated ability to read a budget, conduct financial analysis, and provide practical narrative and financial reporting.
  • Ability to effectively and accurately communicate and present information verbally and in writing with tenants, owners, and vendors.
  • Ability to maintain the property in clean and curb-appeal condition.
  • Strong customer service skills and the ability to deal with difficult people and challenging situations while maintaining a positive and calm demeanor.
Responsibilities
  • Manage compliance and recertification programs for the Tax Credit community.
  • Perform supervisory, administrative, and management functions involved in property operations.
  • Supervise all assigned staff.
  • Advise new residents on lease requirements and responsibilities.
  • Conduct or supervise applicant background checks and recommend acceptance or rejection of applicants.
  • Interview prospective residents, show available apartment units to applicants, and explain dwelling equipment operations.
  • Lease vacant units to approved applicants.
  • Conduct initial eligibility examinations and tenant re-examinations and recertifications for income and family composition as applicable.
  • Manage and maintain a waiting list of prospective residents.
  • Maintain and monitor lease, accounting, accounts receivable, delinquency, and eviction notification records.
  • Collect rents and other monies due from residents, post collections to resident account cards, prepare and make bank deposits, and prepare and review financial reports for accuracy and completeness.
  • Prepare and monitor daily, weekly, and monthly vacancy and delinquency reports.
  • Coordinate follow-up and initiation of work orders and maintenance requests.
  • Monitor contractors providing services on the property.
Desired Qualifications
  • Bilingual English/Spanish speaking ability is preferred.
  • Experience with Onesite/Yardi software is preferred.
  • AHM, COS, SCHM certification, or equivalent is preferred.
