  • A bachelor's degree in Business, Real Estate, or a related field, or an equivalent combination of education and experience.
  • Five years of related experience with various types of commercial real estate, including office, retail, multifamily, hospitality, medical, laboratory/research, and/or land, or a master's degree with three years of related experience.
  • Thorough knowledge of commercial real estate principles, advanced negotiation strategies, and market analysis methodologies.
  • Proven ability to independently manage complex real estate transactions from inception to completion, including acquisitions, dispositions, and commercial leases.
  • Advanced analytical skills and proficiency with standard professional applications, including word processing, complex spreadsheets, and property databases.
  • Strong verbal, written, and presentation skills, with the ability to build strategic relationships across internal and external stakeholders.
  • Ability to execute tasks independently with minimal supervision while collaborating effectively within a multidisciplinary team.
  • Ability to handle sensitive data and maintain strict confidentiality.
  • Ability to multitask and work cooperatively with others.
  • U.S. citizenship or legal permanent resident status is required.

Responsibilities
  • Oversee and coordinate all aspects of an assigned portfolio of complex real estate leasing, acquisition, and disposition transactions.
  • Manage the transaction process from inception to closing.
  • Engage in and assist with negotiations, determine transaction terms, and ensure fair consideration for each transaction.
  • Lead the drafting, reviewing, and/or issuing of transactional and legal documents, including term sheets, letters of intent, purchase and sale agreements, deeds, leases, licenses, access agreements, and professional service agreements.
  • Lead due diligence by procuring, analyzing, and responding to environmental site assessments, surveys, property condition inspections, examinations of title, owner's title policies of title insurance, and appraisals.
  • Collaborate with System members, the legal department, treasury, facilities, and external stakeholders to progress assigned transactions and projects.
  • Prepare market reports using available resources.
  • Maintain and update System Real Estate Office records.
  • Maintain land-holding information for annual reporting to the Texas General Land Office and other stakeholders.
  • Coordinate with staff to prepare documentation for Board of Regents and Executive Committee meetings.
  • Ensure compliance with Board policies, System regulations, and all state and federal laws.
  • Assist with ad hoc projects and perform other assigned duties.
Desired Qualifications
  • A master's degree, including an MBA, MS in Real Estate, or Juris Doctor.
  • Direct real estate transaction experience within a Texas state agency or public higher education system.
  • Experience implementing new software systems, processes, and procedures.
