Requirements
  • A minimum of 8 years of experience in facilities maintenance in multifamily or hospitality environments.
  • Advanced experience in two or more trades, such as electrical, carpentry, plumbing, HVAC, or painting.
  • Working knowledge of appliances.
  • High school education or equivalent is preferred.
  • Ability to accurately perform basic mathematical functions.
  • EPA Universal Certification is required.
  • Certified Pool Operator certification is preferred.
  • Intermediate computer and Internet knowledge is preferred.
  • Ability to use on-site resident management software is preferred.
  • Ability to lift up to 50 pounds and perform the stated physical activities, including sitting, standing, walking, reaching, and occasionally climbing.
  • Ability to detect auditory and visual alarms and adjust visual focus across close, distance, color, and depth perception.
  • Availability to work extended or flexible hours, nights, weekends, and occasional holidays.
  • Full-time availability and regular attendance are required.
Responsibilities
  • Set scope, technical specifications, budget tracking, schedules, material and equipment requirements, subcontractor and vendor bidding and management, and overall planning and execution of cost-effective facility and maintenance projects.
  • Anticipate potential problems and implement or oversee preventative actions to ensure the community’s physical aspects meet safety and operating procedures.
  • Provide leadership and development for the maintenance team, including scheduling and assignment of duties.
  • Direct and oversee maintenance work orders and unit turns in a timely manner while providing customer service to residents.
  • Complete unit inspections and maintain orderly documentation.
  • Maintain an inventory of basic personal tools, including a hammer, screwdriver, adjustable wrench, tape measure, and flashlight.
  • Organize, maintain, and use provided supplies cost-effectively.
  • Pre-diagnose and troubleshoot building systems before scheduling repairs.
  • Repair HVAC, electrical, plumbing, appliance, and carpentry issues.
  • Perform on-call service requests and emergency calls.
  • Maintain an appearance appropriate to the company’s image.
  • Complete additional tasks assigned by the supervisor.
  • Maintain ongoing professional development through continuing education programs.
  • Participate in company functions and events.
