Requirements
  • A high school diploma or equivalent is required.
  • At least 3 years of direct technical work experience in applicable areas, including plumbing, carpentry, or heating, ventilation, and air conditioning.
  • Previous supervisory experience is required.
  • The ability to lift up to 50 pounds and work with heavy equipment is required.
  • A valid driver's license, good driving record, and current auto insurance are required.
  • Willingness to be on call for after-hours emergencies is required.
Responsibilities
  • Perform maintenance duties requiring technical labor skills, including plumbing, light carpentry and construction, heating, ventilation, and air conditioning repairs and adjustments, and appliance repair.
  • Work with the maintenance team to ensure the community meets company quality maintenance standards.
  • Manage maintenance team employees and ensure they follow safe work practices.
  • Interview job candidates, train new employees, conduct performance reviews, and initiate disciplinary actions and termination recommendations when necessary.
  • Perform or delegate preventative maintenance functions and record findings in a maintenance log.
  • Review and delegate work orders in a timely manner.
  • Conduct regular property inspections.
  • Monitor and maintain community mechanical equipment, including water heaters, heating, ventilation, and air conditioning units, lawn mowers, and weed eaters.
  • Ensure the maintenance team performs to company standards and handles service requests promptly, courteously, and efficiently.
  • Participate in preparing the annual community budget for maintenance projects and capital expenditures.
  • Operate within the approved team budget and allocate funds within the maintenance department.
  • Communicate regularly and professionally with management and staff.
  • Respond to guest concerns respectfully and courteously.
  • Attend and participate in requested training programs.
  • Assist with and attend community-sponsored activities and functions.
  • Help monitor capital improvement projects.
  • Assist management with special maintenance projects.
  • Perform on-call emergency services as required.
  • Represent the community professionally.
