The Bernstein Companies

The Bernstein Companies

View

The Bernstein Companies is a privately-owned real estate firm focused on investment, management, and development of hotel, office, and residential properties, mainly in the mid-Atlantic region including Washington, D.C. It grows and manages a portfolio by acquiring properties, developing new ones, and converting existing buildings (for example, turning office spaces into apartments) while handling property management in-house. Unlike many firms that rely on external operators, Bernstein emphasizes in-house ownership and active development and asset management across its assets. The company aims to grow its portfolio and value in the mid-Atlantic through disciplined acquisition, development, and management of commercial, hotel, and residential properties.

Simplify's Take

What believers are saying

  • Stonebridge-Bernstein secured $53 million on September 15, 2025 for 1990 K Street.
  • D.C. approved demolition for 1999 Eye Street NW, targeting 434 units by May 2028.
  • Bernstein's 2026 portfolio still includes Marriott HQ, a 245-key hotel, and 2026 apartment delivery.

What critics are saying

  • 1735 K Street NW was sold on May 29, 2026 after conversion plans failed.
  • Office-to-residential financing stayed difficult, forcing Bernstein to abandon a D.C. conversion.
  • If adaptive-reuse economics break, Bernstein's office-heavy redevelopment pipeline stalls for years.

What makes The Bernstein Companies unique

  • Since 1933, Bernstein assembled Washington-area land for Marriott's 1 million-square-foot headquarters.
  • Bernstein owns and operates mixed-use assets, including Georgetown offices, hotels, and apartments.
  • Bernstein redevelops obsolete offices into housing, leveraging D.C. adaptive-reuse incentives in 2025.
