Requirements
  • A high school diploma is required.
  • A current driver's license is required.
  • Central plant system experience is required.
  • EPA Section 608 Universal Certification is required.
  • At least 10 years of residential maintenance experience is required.
  • At least 8 years of building facilities operations experience in a luxury apartment or comparable facility is required.
  • At least 5 years of supervisory experience as a senior engineer, technician, or equivalent facilities management professional is required.
  • Building automation systems experience is required.
  • Experience providing excellent customer service is required.
  • Extensive knowledge of HVAC, electrical, and plumbing systems in multifamily housing and medium- to large-size facility operations is required.
  • Exposure to budgeting and basic accounting is required.
  • Understanding of elevator maintenance, fire sprinkler and alarm systems, and high-rise buildings is required.
  • Proficiency with computers and relevant computer programs is required.
  • General knowledge and use of Microsoft Office, Microsoft Word, Microsoft Excel, and Microsoft Outlook are required.
  • Ability to work after hours as needed, including participation in an on-call rotation, is required.
  • Ability to perform the physical demands of the role, including prolonged standing and walking; climbing stairs; balancing; stooping; kneeling; crouching; bending; stretching; twisting; reaching; and pushing, pulling, or lifting up to 50 pounds, is required.
  • Ability to work under variable temperature and noise conditions, indoors and outdoors, around fumes, dust, mites, chemicals, and biohazards is required.
Responsibilities
  • Provide Class A customer service by building rapport with residents and exceeding resident and ownership needs whenever possible.
  • Manage assigned staff by assigning work and providing supervision and direction as needed.
  • Ensure prompt and efficient service by maintenance team members.
  • Partner with the Property Manager on budgets, budget forecasts, and financial reviews.
  • Develop multi-year capital project plans and manage the process of completing capital projects.
  • Oversee the condition and preventive maintenance programs for key asset systems, including HVAC systems, fire protection, sprinkler suppression, retail kitchen hood systems, plumbing and sewer mains, structural building plumbing, sump pumps, vertical transportation, electrical switchgear distribution, natural gas generators, and automatic transfer switch configuration and testing.
  • Manage renovations and various aspects of new construction.
  • Participate in annual budget planning and provide input on vendor selection.
  • Perform regular site inspections to assess physical property condition, compliance, and overall administration.
  • Ensure apartment turnovers and work orders are completed in a timely manner.
  • Oversee contractors working within the building.
  • Identify building safety hazards and coordinate their remediation to maintain a safe environment for staff and occupants.
  • Ensure compliance with regulatory laws and guidelines governing building infrastructure operations.
  • Maintain infrastructure and compliance documentation, including current building drawings, single-line diagrams, and documentation required by federal, state, or local law.
  • Perform other duties as assigned.
Desired Qualifications
  • Master electrician and plumbing credentials are preferred.
  • Experience with Yardi is preferred.
