Requirements
  • Fair Housing Certification, or willingness to obtain it before interacting with prospective residents.
  • Strong oral and written communication skills.
  • Strong verbal and written communication skills in English to interact effectively with team members, residents, vendors, and other stakeholders.
  • A valid driver's license, good driving record, and auto insurance.
  • Ability to work most weekends.
  • A neat, clean, and professional appearance throughout the workday and whenever present in the community.
  • Ability to diffuse and respond to customer concerns to avoid escalation.
  • A high school diploma or equivalent.
  • Ability to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more if needed.
  • Ability to walk the property for up to 8 hours or more in various weather conditions.
  • Ability to climb stairs to show properties to prospective tenants.
  • Ability to lift up to 30 pounds as needed.
Responsibilities
  • Assist in preparing advertising materials.
  • Assist in showing units and screening applicants.
  • Maintain records of rental levels for comparable units in the surrounding area.
  • Present creative leasing and marketing ideas.
  • Communicate courteously with residents, applicants, and representatives of other companies.
  • Greet prospects and qualify them by covering all criteria, including asking questions and using completed guest cards.
  • Have prospects complete applications and secure deposits in accordance with company procedures and Fair Housing requirements.
  • Update availability reports and process applications for approval, including credit checks and rental-history checks, then submit processed applications to the Community Manager for approval.
  • Assist in monitoring renewals and distribute and follow up on renewal notices.
  • Accept rental payments and immediately provide them to the Community Manager.
  • Type leases, complete appropriate paperwork, and accurately and promptly enter information into the Yardi system; review leases with the Community Manager before obtaining signatures.
  • Assist the management team with other tasks as required.
  • Implement community policies consistently.
  • Prepare and maintain complete resident files.
  • Prepare late notices and notices to pay rent.
  • Assist with rent collection and preparation of receipts.
  • Assist with legal proceedings.
  • Assist with lease preparation, signing, and administration.
  • Use computers programmed with accounting software to record, store, and analyze information.
  • Use the Apartment Association lease and contracted credit-report application.
  • Communicate with the Community Manager about invoice accuracy, attached purchase orders, and correct coding according to company procedures.
  • Ensure property invoices are approved, entered, and paid promptly.
  • Complete maintenance service requests promptly and inform the maintenance team; answer residents' questions about the community, repairs, rent, and rules, and follow up when unable to respond.
  • Contact residents weekly regarding completed maintenance service requests to ensure repairs were handled satisfactorily.
  • Maintain open communication with the Community Manager and Maintenance Supervisor.
  • Contribute to the community's cleanliness and curb appeal.
  • Enforce community policies.
Desired Qualifications

  • Two or more years of college.
