Requirements
  • A high school diploma and three years trade experience that is directly related to the area of employment.
  • Some positions require a commercial driver's license.
  • Some positions require EPA-approved freon recovery certification.
  • Additional New Requirements: Ability to obtain and maintain a valid drivers license.

Responsibilities
  • Answers trouble calls in assigned area. These calls involve all trade areas, including, but not limited to, electrical, plumbing, minor carpentry and hardware, etc. Examples of specific tasks are repairing or replacing plumbing fixtures, flush valves, and hot and cold water systems.
  • Installing and making minor repairs on small appliances; replacing light tubes, ballasts, fixtures, outlets, and electrical systems; repairing floor tile, cove base, hanging pictures, replacing ceiling tiles, door stops; etc.
  • Installs, performs preventative maintenance on and makes minor repairs on equipment such as building exhaust fans, water booster pumps, sump pumps, vacuum pumps, water fountains, heat exchangers, air-compressors, etc.
  • Changes A/C filters, belts, cleans coils, etc. and assists with other tasks as needed.
  • Completes maintenance work orders. Troubleshoots basic mechanical problems, determines and isolates sources of leaks. Demonstrates a general understanding of electronic circuitry, pneumatic and hydraulic systems. Cleans equipment, equipment rooms, and work sites. Communicates work status to supervisor by providing comments on work orders, communicating to supervisor if shop support is needed or work order was redirected to another shop, work delays or emergency/urgent work. Writes work requests for recommended O&M work. Work requests should be forwarded through the Building Engineer. Develops recommendations for process improvements. Interprets schematics and drawings.
  • Makes inspections and corrects inspection deficiencies. Participates in scheduled and unscheduled outages, fire alarms and emergencies. When work is being done in an assigned area by contractors or by in-house shop personnel, provides assistance, as directed, to area coordinators, contract inspectors, foremen, and supervisors in monitoring the work and providing maintenance support when needed.
  • Assists during Supervisor absences or other times when needed. The assistance would include, but not be limited to delegating work assignments, using AiM for route and work order assignments, responding to customer issues, checking the assigned work of other teammates, assisting with departmental vehicle issues, and other miscellaneous duties as requested. Serves as subject matter expert in their area of expertise within maintenance shop. Provides senior level guidance and support to other maintenance staff within their specified maintenance shop. Works collaboratively with other staff across other maintenance functions to complete work and promote positive interactions. Assists the building engineer for specified shop on a daily basis.
Desired Qualifications
  • Technical or trade school in electrical, plumbing, and mechanical
  • Understanding of engineering drawings, plans, and specifications is preferred.
