Requirements
  • A high school diploma or equivalent.
  • Outstanding sales ability and one year of leasing experience in a computerized environment.
  • The ability to analyze situations, recognize boundaries, exercise judgment, work calmly under pressure, organize work, work with people, sell, and supervise and motivate people.
  • Computer knowledge, including Microsoft Word and Microsoft Excel.
  • Command of the English language.
  • A valid driver's license in the state of residency, proof of automobile insurance, and personal transportation.
  • Availability for some weekend work.
  • The ability to support the Company's efforts to prevent and eradicate crime.
  • A passing criminal background check and pre-employment drug testing.
Responsibilities
  • Assist in the overall management of an apartment community.
  • Show apartments with the goal of securing leases.
  • Contribute toward maintaining occupancy and customer satisfaction at a premium level.
  • Complete leasing paperwork.
  • Remain accountable for the property budget according to Company guidelines.
  • Lease apartments at optimum rent levels and keep vacancies to a minimum.
  • Convert walk-in prospects into secured leases.
  • Convert telephone calls and emails into appointments.
  • Maintain a waiting list and follow up with waiting-list applicants.
  • Follow up on guest cards by letter, telephone, and email.
  • Screen applicants by requesting and reviewing credit reports, employment references, and rental references.
  • Prepare leases.
  • Conduct move-in orientations and maintain the move-in list.
  • Handle subleases, renewals, extensions, and vacating notices.
  • Prepare prospect kits, move-in kits, move-out kits, and other promotional materials as needed.
  • Promote the Preferred Employer Plan.
  • Maintain the Resident Renewal Program.
  • Solicit residents' input and opinions regarding their residency in the community.
  • Make recommendations regarding resident programs and policies to management.
  • Develop strategies to maximize resident retention.
  • Facilitate a resident environment that permits peaceful and quiet enjoyment.
  • Partner with residents and the community to determine solutions and accomplish goals.
  • Maintain a twenty-one-day letter file and initiate relevant letters.
  • Ensure leasing-office policies and procedures are followed.
  • Maintain a professional and attractive appearance in the rental office and model.
  • Perform daily file maintenance.
  • Answer telephones.
  • Arrange utility connections and disconnections and maintain the utility ledger.
  • Walk vacant and inspect ready units as necessary.
  • Walk the property and perform property work as needed.
  • Follow up on general complaints, including pet, resident handbook, automobile, noise, and other resident violations, in compliance with the Customer Service Program and philosophy.
  • Collect delinquent rent.
  • Check apartments for skips using delinquency information as a reference.
  • Handle move-out processing.
  • Maintain the availability roster.
  • Coordinate with service staff on turnover scheduling and set availability dates.
  • Work delinquencies.
  • Enter resident rent payments into MRI and make bank deposits.
  • Review paperwork prepared by leasing staff.
  • Enforce guest-card procedures and follow up.
  • Inform the proper authority about trespassers and solicitors on the property.
  • Assist with and promote social activities as needed.
  • Perform other duties as assigned.
