Requirements
  • Bachelor’s degree in business, finance, or accounting.
  • A minimum of 6–8 years of experience in FP&A and/or financial reporting within a commercial real estate firm.
  • Demonstrated management and leadership skills with the ability to guide, mentor, and review the work of team members to ensure accuracy, consistency, and high-quality deliverables.
  • A strong work ethic, the strength to thrive in a dynamic and demanding work environment, and an ability to meet critical deadlines.
  • Advanced proficiency in Excel, including financial modeling, data aggregation, and use of standard Excel functions (e.g., sumif/s, sumproduct, index/match, indirect, keyboard shortcuts) to analyze and summarize large datasets while maintaining strong data integrity practices.
  • Strong PowerPoint and data visualization skills, with the ability to translate financial data into clear charts, graphs, and executive- and board-level presentations.
  • Experience with Yardi and/or data analytics tools is a plus.
Responsibilities
  • Execute April’s annual budgeting and periodic forecasting process, proactively coordinating with asset managers, department heads, operators, and other key stakeholders to gather relevant data and assumptions, ensuring alignment with strategic goals.
  • Complete “deep-dive” property assessment reports for at-risk assets not meeting budget and/or operational expectations.
  • Develop and maintain corporate-level financial models to provide multi-year visibility into financial performance, supporting long-term planning and scenario analysis.
  • Work with cross-functional teams to improve budget accuracy and accountability.
  • Prepare monthly, quarterly, and ad hoc financial reports for executive leadership and Blackstone, including presenting financial data and analysis clearly and concisely.
  • Monitor and analyze key performance indicators (KPIs) to identify potential risks and opportunities for improvement.
  • Perform detailed variance analysis comparing actual results to budget and forecast, clearly communicating key drivers to leadership.
  • Support leadership with data-driven recommendations to optimize financial performance.
  • Gather, analyze, and interpret financial and operational data across the affordable housing portfolio to provide critical insights on trends, variances, and opportunities for improvement.
  • Collaborate with other departments to ensure accurate reporting of real estate financial performance and capital planning.
  • Perform special ad hoc projects on a frequent basis.
  • Own the preparation of the quarterly board book, coordinating across departments to deliver a high-quality presentation for the Blackstone senior real estate and April Housing leadership teams.
  • Identify opportunities to enhance financial processes, reporting, and systems.
  • Partner with data and technology teams to improve data accessibility, automate reporting, and create interactive business intelligence tools and dashboards.
  • Leverage third-party data sources (e.g., Yardi Matrix, Green Street, Bureau of Labor Statistics, etc.) to monitor and analyze market and industry trends.
  • Ensure accuracy and efficiency in financial data management and reporting.
  • Explore and implement AI-driven tools and technologies to enhance forecasting accuracy, automate routine analysis, and generate insights that support strategic decision-making across the portfolio.
  • Lead, mentor, and develop a team of analysts/associates, reviewing work to ensure high-quality financial analysis and reporting.
  • Establish performance goals and provide ongoing coaching, feedback, and development opportunities for the team.
