Requirements
  • 3-5 years of commercial real estate, multi-family or single-family financial analysis, and/or asset management experience
  • BA/BS degree in finance, real estate, or related field with strong record of academic achievement
  • Ability to analyze and make strategy decisions based on location, value, size, historical performance, future cash flows, and capex spend to determine valuations, rental rates, and right sizing of capex projects
  • Experience managing large transactions and moving complicated deals to closing
  • Understanding of real estate valuation methods and analysis metrics used to measure success and identify risks
  • Strong understanding of real estate transactions and management of external brokers
  • Ability to work with a closing team, including external escrow/title companies, to manage a high volume of closings
  • Exceptional analytical skills to identify data outliers that lead to process improvement
  • Knowledge of the real estate accounting and financial statement analysis
  • Advanced knowledge of MS Windows, Excel, and Word, Yardi experience a plus
  • Must possess the ability to work well within a team environment
  • Must be highly organized, able to prioritize multiple concurrent projects and be able to independently identify and solve key business problems
  • Comfortable creating financial analyses and PowerPoint presentations to support findings and recommendations

Responsibilities
  • Review managing the dispositions workflow
  • Evaluating and managing SFR portfolio deals of 100+ homes per transaction
  • Oversee the SFR disposition pipeline that encompasses a large volume of homes in varying stages to ensure all are tracked and decisioned to maximize value when sold
  • Reporting on and tracking KPIs related to Tricon home sales
  • Managing the execution of hold/sell decisions
  • Monitoring market fundamentals
  • Identification of strategic dispositions
  • Working to execute the departmental needs of the Asset Management team
  • Work closely with asset managers to maximize the total return of the portfolio via the analysis of property fundamentals and identifying opportunities for improved performance
  • Monitor market trends in asset values, supply/demand fundamentals and operating costs to identify disposition opportunities
  • Review weekly, monthly, and quarterly reports and identify opportunities to improve performance
  • Oversee execution of SFR portfolio sales totaling 100+ homes per transaction with responsibilities to include buyer due diligence management, analyzing values and total returns, contract critical dates, coordinating property inspections, broker management, resident coordination, title and exception review, and escrow/title close out and prorations
  • Collaborate with the financing team and transaction coordinators to facilitate loan payoffs and work directly with external servicers that oversee Tricon’s many debt facilities
  • Negotiation and resolution of title liens and other related violations to convey clear title on homes Tricon is selling
  • Analyze portfolio performance to make hold/sell recommendations, including monitoring the pipeline of properties marked for sale/disposition
  • Lead initiatives in a collaborative manner with other departments within the organization
  • Liaise with third party vendors and external brokers to monitor/track Tricon’s disposition pipeline and overall execution of the disposition strategy
  • Regularly review and analyze property valuations, rental rates, make ready scopes, and capex costs
  • Produce, assist, review and analyze detailed financials on a weekly/monthly/quarterly basis for each market/community including a comparison to budget and market indices
  • Participate in the drafting and implementation of strategic business plans, including quarterly portfolio valuations
  • Interface with Tricon’s accounting, corporate finance and investor relations groups to address owner/investor inquiries and provide property highlights for presentations, asset tours, and quarterly public company reports
  • May require approximately 10% travel to markets
