(NEWS10) - Coffee fans, this is not a drill. 7Brew is opening a new location at Crossgates Commons. Crossgates Commons announced on Friday that the new store will open later this fall. Beyond the iconic neon-blue lights and double-lane drive-thru, the quickly growing national coffee chain is also known for its energy drinks, fizz sodas, lemonades, shakes, smoothies, and more. 7Brew has been expanding its locations throughout the Capital Region over the last few years, and in 2026, it opened drive-thrus in North Greenbush and Queensbury. They're also opening another location in Clifton Park. Dallas-based Wildcat Management acquires 7 Brew Coffee property in Livingston, Texas

Wildcat Management, a Dallas-based real estate investment firm, has acquired a 7 Brew Coffee property in Livingston, Texas. The purchase adds a stabilised, single-tenant net-lease asset to the company's portfolio, marking an expansion beyond its urban redevelopment projects in Downtown Dallas and Castle Ranch in Mansfield. The property operates under a 15-year absolute triple-net ground lease and is located along US Highway 190 near a new H-E-B and Walmart. The area is experiencing significant investment, including the Alabama-Coushatta Tribe's Naskila Casino Resort, a 685,000-square-foot development currently under construction. Tanya Ragan, president of Wildcat Management, said the acquisition represents a strategic shift towards identifying stable, well-located assets with long-term tenants already in place, complementing the firm's transformation-focused downtown projects.

Monett City Council picks new city clerk.

Monett City Council picks new city clerk. (Photo by Murray Bishoff) The Monett City Council swore in Andrew Miller as its new city clerk and heard reports on major business projects during its Aug. 6 meeting. Miller has worked for the past year in the community development/building inspector's office as development assistant, coordinating operations for building inspector Mike Eseman and Doug Potts, the community development director. He has a degree in information systems and technology and a minor in cybersecurity. Miller came to Monett from St. Louis with his wife, Madeleine, when she joined her mother, Niki Weber, in the Weber Miller Wealth Management office of Edward Jones Investments. He was initially hired by the city, in his words, "to help document the processes and systems of the department and help lay the administrative groundwork for the future goals of the department." Miller's work evolved as the building inspector's office evolved into the community development office. He told The Record, "I interact with the public by sharing important information, discussing options for developing their properties, review building plans for relevant city code review, and act as the administrative assistant for the Community Development Department. Similarly, I collect, compile, organize, and write reports for the Planning and Zoning Commission, the Board of Adjustment, the Building Board, and now the new Urban Redevelopment Corporation Board (Chapter 353 Board). These skills will transfer over quite well into organizing the information for the city council. Likewise, the Community Development Department keeps very in-depth records of various permits, applications, notices, letters, actions, and communications. These processes will allow me to hit the ground running with the new position." Mayor Randy Burke said Miller impressed the council in his interview, standing above the other candidates. Burke added Miller's staff work "is just outstanding." Miller took the oath of office from Interim Clerk Jackie Williams. Miller is expected to begin his duties in September. No plans were announced on filling his post in the community development office. Business updates City Administrator Mickey Ary provided updates on business activities in town. He noted the coffee shop business 7 Brew had acquired the property on the frontage road along the south side of Hwy. 60, between Dollar General and Plaza Drive. CKS Republic Road LLC acquired the building permit. The firm's registered agent is the SPRA Corporation of St. Louis, which handles many firms dealing with properties. The building permit calls for a structure of approximately 510 square feet. The building permit cost $1,950. The frontage road along the property was demolished in the early phases of the project. City engineer Kevin Sprenkle told Mike Gervais, the city's communications specialist, that the developer will build a new 24-foot-wide road between the Dollar General driveway and Plaza Drive on the ingress/egress easement that is part of the plat for the project. Ary also reported that Vaughn Recycle, a Fayetteville-based company not associated with Vaughn Construction in Monett, has acquired the former recycling facility on Bridle Lane, north of EFCO. Ary said the firm will deal in "ferrous and non-ferrous" material, reducing it to "swarf" that will be loaded onto freight cars to go to smelters and roller centers. The business will deal with industrial customers and will not be open to the public. A Gateway Sign Committee of 15 members will start work in August, Ary said, to design a new sign for the Hwy. 37 and 60 intersection to invite travelers to Monett. Talk developing Ary reported community development director Potts has been working with "10 or 11" developers about doing business in Monett. "We're seeing a lot of interest in southwest Missouri," Ary said. As part of that, Ary said the Economic Development Council, when it meets on Aug. 20, will sit down with John Rider, regional manager for economic development with the Burlington Northern Santa Fe Railroad. They will discuss reopening Monett as a railroad spur where cars with local cargo can be added to trains. Ary said talks to achieve that goal began nine years ago, at a time "when it did not make sense. Now it does." The Monett City Council will hold its monthly public session at 6 p.m. on Aug. 13 at the City Annex.
