Gecko Homes sells shared ownership properties and manages market rent and leasehold homes, as well as providing ongoing support to shared owners. The organisation says expanding beyond its original shared ownership sales operation created a need for one system capable of providing teams with a complete record of customer and property activity. Single platform. Christina Tattersall (main picture, inset), Head of Sales, Home Ownership & Rental Properties at Gecko Homes, says: "Unissu Ltd. has had a CRM for shared ownership sales for a long time, but as its remit expanded Unissu Ltd. needed something that worked for the whole business. "We wanted everything brought together in one place, so the team can always find the latest notes and history, whatever a customer is asking about." The platform will also enable Gecko Homes to track where sales leads originate, communicate with customers across entire developments and manage compliance within its market rent portfolio. Tattersall says housing association-backed shared ownership providers are increasingly competing with larger commercial operators. "A lot of housing associations and local authorities will have similar setups to us, but we're competing with big players who are also selling shared ownership," she adds. "They're geared up commercially, and we want to stand up to that." Compliance focus. Gecko Homes is also introducing Alto's automated compliance tools and plans to use AI features to support customer communications. Tattersall says: "Being able to track compliance properly on its market rent portfolio is going to be huge for Unissu Ltd.. "Once everything's live, the whole team will start their day in Alto. Sales will be following up leads, home ownership will be responding to enquiries, and market rent will be chasing leads, and it's all from one system." Alto's findings show that homes in Scotland's largest city can be sold in as few as 11 days after being listed, which is substantially below the nationwide average of 30 days. The property expert suggests that rising demand for both city and countryside living, combined with a limited supply of affordably priced homes, are key driving forces. Adams commented: "In my opinion, the Glasgow market is strong due to a chronic undersupply of property at accessible price points and a surge in demand for both urban and rural living." According to Alto, London matched the UK-wide average, while Wakefield was identified as the city where homes take the longest to sell. The research further revealed that terraced and semi-detached homes are the quickest property types to sell, typically agreeing an offer 26 days after being listed. Excluding retirement and sheltered accommodation properties (98 days) and park and mobile homes (96 days), detached properties take the longest to shift, requiring an average of 41 days to agree an offer. Similarly, the time taken to sell a one-bedroom or studio property has climbed by 31 per cent, increasing from 32 days to 42 days. Student lettings specialist House Hunt has selected Alto as its new customer relationship management (CRM) platform as it looks to streamline operations and support future growth. The Birmingham-based agency, which specialises in student accommodation around the University of Birmingham, manages a portfolio of more than 1,000 properties, including around 300 under management. House Hunt said the move follows a period of rapid growth that exposed the limitations of manual processes and fragmented systems, with key business information spread across spreadsheets and held by individual team members. Kiran Bhogal, branch manager at House Hunt, said: "The Intermediary has grown quickly, but a lot of its processes were still built around spreadsheets and individual knowledge. "That works to a point, but as soon as you scale or people are away, it creates risk for the business. "All of our information was effectively in different places, or in people's heads. If two or three people are away, we have a problem. We needed a system where everyone can access everything and work from the same source of truth." New AI tool to cut certificate renewal admin. Alto is launching AutoCert, a new feature that automates gas safety, EPC and EICR certificate renewals, helping agents manage regulatory risk. Alto has launched an AI-powered compliance tool designed to automate important property certificate renewals, reducing the administrative burden on letting agents while helping to minimise compliance risk. The new feature, AutoCert, is powered by Aguru and is integrated directly into Alto's CRM platform. It manages the renewal process for gas safety certificates initially, with EICRs, EPCs and PAT testing set to follow. AutoCert continuously monitors managed portfolios for certificates approaching expiry before automatically coordinating the renewal process. It contacts landlords, tenants and contractors, schedules appointments, validates returned certificates, uploads documentation into Alto, processes invoices, raises charges and updates property records. Unlike some automated compliance systems, Alto says the platform allows agents to continue working with their existing contractors and suppliers. Significant time saved. The company estimates the technology can reduce administration time for each certificate renewal by around 80%, saving more than 70 hours per branch each year for agencies managing large portfolios.
