June 11, 2026 by Anthony Teles Topped off No. 31 Condos nears exterior completion in the Distillery District. Five months after UrbanToronto's previous update, construction continues on No. 31 Condos at the west edge of Toronto's Distillery District. Rising at 31 Parliament Street, the 46-storey condominium tower designed by Arquitectonica, with Arcadis as Architect of Record, is being developed by Lanterra Developments and Westdale Properties. Since its January, 2026 look at the project, work at No. 31 has shifted increasingly toward exterior enclosure while the neighbouring 32-storey Goode Condos has reached completion. Looking across Parliament Street in May, 2026, No. 31 Condos is topped off at its full 46-storey height, its stepped massing clearly expressed along the west elevation as the tower recedes toward the upper floors. Brick-pattern precast cladding now wraps much of the west and south faces, while extensive window wall glazing and dark spandrel panels enclose the lower and mid-rise levels. At grade, exposed cast-in-place concrete walls and structural columns remain visible behind construction fencing, with sections of blue weatherproofing applied around column bases and several window openings still temporarily boarded with plywood. The tower's prominent south-side crash wall remains exposed above the street and next to the Union Station Rail Corridor. Precast cladding has advanced nearly to the top of the building, stopping just below the mechanical penthouse, while the crane remains in place above the roofline. The building's stacked massing is emphasized by a series of prominent step-backs, where fully glazed levels create horizontal breaks within the precast-clad facade. Black glass balcony guards have been installed to approximately the 17th floor, while the residential levels above continue to show exposed concrete balcony slabs and soffits awaiting railing installation. Along the east elevation in the foreground, window wall installation continues behind the precast frame, with mullions, glazing panels, and louvred sections at varying stages of completion. Several openings remain unfinished, exposing insulation and temporary backing panels where glazing has yet to be installed. NoMad Residences Wynwood officially opens in Miami's arts district. By Iuliia Tore / May 7, 2026 / 2 minutes of reading NoMad Residences Wynwood, the first residential project from the globally recognized NoMad Hotels brand, has officially been completed in Miami's Wynwood district. Developed by Related Group and Tricap alongside Sydell Group, the nine-story property at 2700 NW 2nd Avenue is now welcoming residents, with more than 90% of the 329 residences already sold or accounted for. NoMad Brand Expands Into Residential Living The project marks the first residential expression of the NoMad Hotels brand, which originally gained international recognition in New York City. Developers said the concept was designed to translate NoMad's hospitality-focused identity into a permanent residential environment blending luxury, culture and lifestyle experiences. Located steps from Wynwood Walls, the development sits in the center of Miami's rapidly evolving arts and entertainment district. The project was designed through a collaboration between Arquitectonica, DesignAgency and Sydell Group. Fully Furnished Residences Feature Flexible Ownership The residences range from studios to two-bedroom homes spanning between 464 and 931 square feet. All units are delivered fully furnished with curated turnkey interiors combining industrial-inspired design, vintage influences and contemporary finishes. Developers said interiors incorporate stone, wood and brass materials alongside floor-to-ceiling glass doors opening onto private balconies. Kitchens feature Bosch appliances, Italian-designed cabinetry and stone countertops, while bathrooms are styled with a luxury hotel-inspired aesthetic. The project also offers flexible ownership options with no rental restrictions, supported by in-house property management services. Luxury Amenities Inspired By Boutique Hospitality NoMad Residences Wynwood includes a rooftop pool deck with panoramic views across Miami, private cabanas, fitness facilities, cold plunge areas, summer kitchens and resident lounges. Additional amenities include the NoMad Library and Lounge, featuring coworking areas, private dining rooms and social spaces. On the ground floor, Casa Tua Cucina is scheduled to open with its signature food hall and open-kitchen concept, bringing one of Miami's best-known dining brands into Wynwood. A rooftop restaurant and bar is also planned for the property. Art And Design Central To Building Identity In keeping with Wynwood's reputation as Miami's leading arts district, the building incorporates museum-quality artwork throughout both public and private spaces. The property includes works from the Jorge M. Pérez Collection as well as commissioned installations inspired by Wynwood's mural culture. British artist Alex Chinneck created a large-scale sculptural façade installation featuring oversized knot-like tubular forms appearing to emerge from the building exterior. Meanwhile, artist Dean Barger designed a large mural featuring palm leaves, ocean imagery and tropical motifs reflecting Miami's coastal identity. Developers said the project helped establish new pricing benchmarks for Wynwood residential real estate as demand accelerated throughout construction.
