What's Being Built in Northwest Austin? August 26, 2026 | Great Hills, NW Austin Real Estate If it feels like something is always under construction in Northwest Austin, you're not wrong. The 78759 ZIP code - which includes Northwest Hills, Great Hills, the Arboretum, Balcones Woods and areas surrounding MoPac, US 183 and Loop360 - continues to see investment in new businesses, redevelopment, infrastructure and housing. And much of the change isn't happening on empty land. Northwest Austinis an established part of the city, so development here often means renovating, replacing or rethinking property that already exists. Here's a look at what's changing in Northwest Austinin 2026 and what people who live here and and homebuyers should be paying attention to. Is Northwest Austin Still Growing? Yes, but growth in 78759 looks different from growth on Austin's outer edges. Instead of huge new subdivisions, much of Northwest Austin's development is happening along its major commercial and transportation corridors: US 183, MoPac, Loop 360, Great Hills Trail, Research and Spicewood Springs Road. That includes new retail and restaurants, redevelopment of older shopping centers, infrastructure projects and improvements to existing homes. It's one reason Northwest Austin can feel established and changing at the same time. What's Being Built in 78759? - Older Shopping Centers Are Getting New Life Some of the most visible changes are happening in Northwest Austin's existing shopping centers. At US 183 and Spicewood Springs Road, where a former Big Lots space has been converted into a roughly 30,000-square-foot Crunch Fitness. The center also includes locally distinctive businesses such as Fat Dragon and Himalaya Kosheli, making it a good example of an older Northwest Austin retail property evolving rather than being completely replaced. That pattern is worth watching throughout 78759. Large retail spaces that once depended on traditional big-box tenants can become opportunities for fitness, restaurants, entertainment and other uses that draw customers more frequently. The Arboretum Area Continues to Evolve The Arboretum remains one of Northwest Austin's most important commercial districts.Rather than being defined by one massive redevelopment project, the area continues to change incrementally as restaurants and retailers open, close and replace older concepts. That matters especially to Great Hills because the Arboretum is effectively their neighborhood shopping center. Changes there affect everything from dining and shopping to traffic and the convenience of living nearby. Infrastructure Construction Is Part of the Story Amyjohnstonharper is are also seeing road, utility and water infrastructure projects around major corridors including Spicewood Springs Road, Mesa Drive, Balcones Woods Drive and the US 183/Loop 360 area. These projects can create short-term headaches, but infrastructure investment is an important part of what happens as an established area of Austin continues to age and grow. Some of the pipes, streets and utilities serving Northwest Austinneighborhoods are now decades old, so redevelopment increasingly involves what's underground as well as what's being built above it. What About New Housing? Housing development in Northwest Austin is also changing. Austin's HOME initiative expanded the number of homes that can potentially be built on many residential lots and changed some of the rules governing lot size and residential development. Individual properties may have more redevelopment possibilities than they did in the past. Over time, that could become particularly significant in older Northwest Austin neighborhoods where relatively large lots, aging homes and valuable locations intersect. Why Are Developers Interested in Northwest Austin? The answer is largely location. 78759 sits near several of Austin's major employment, shopping and transportation hubs. Residents have relatively quick access to:The Domain, The Arboretum, Q2 Stadium, 183, MoPac, 360 & major Austin technology employers. At the same time, neighborhoods such as Great Hills and Balcones Woods offer something developers can't manufacture easily: mature trees, established streets, parks and decades of neighborhood infrastructure. That combination makes Northwest Austin attractive for reinvestment. Is Northwest Austin Becoming More Like The Domain? Not really. The Domain was built as a major mixed-use destination with dense residential, office, retail and entertainment development. Most of 78759 has a very different development pattern. Its residential neighborhoods are already established, and commercial properties are spread along existing corridors. A better description of what's happening in Northwest Austin is incremental redevelopment. A vacant storefront gets a new tenant. An aging shopping center gets updated. An older home is remodeled or replaced. A major road or utility system is rebuilt. Individually, those projects may not seem transformative. Collectively, they can change an area significantly over a decade. What Does Northwest Austin Development Mean for Homeowners? For homeowners, development is worth watching for reasons beyond property values. New projects can affect: Convenience: New restaurants, stores, fitness facilities and services can make established neighborhoods more desirable. Traffic: Successful commercial redevelopment can also bring additional vehicles to already-busy corridors. Infrastructure:Road and utility improvements can be disruptive during construction but may address systems that have needed upgrades for years. Redevelopment Potential:. Changes to Austin's residential development rules may affect what can eventually be built on individual properties. Homebuyer demand. Buyers often compare the age of Northwest Austin housing with newer suburban communities. Improved amenities and continued commercial investment can help offset that difference by strengthening the location advantage. So, What's Next for 78759? That's the interesting part.Northwest Austin doesn't have to become a completely different place to experience significant change.Watch the older commercial centers along Research. Watch the Arboretum. Watch what happens along Spicewood Springs Roadand around Great Hills. And pay attention to individual residential lots as Austin's newer housing rules begin to have a greater effect. The story of Northwest Austin development in 2026 isn't simply about what's being built - it's about what's being reinvented. And in an established part of Austinlike 78759, those smaller changes may ultimately tell Amyjohnstonharper more about the area's future than any single massive construction project. Thinking about buying or selling in Northwest Austin?I live and work in the area and closely follow the development, schools, businesses and housing trends affecting Northwest Austinneighborhoods. Reach out if you'd like to talk about what those changes could mean for a particular home or neighborhood.
