Use project to Franklin mall. News | August 6, 2026 | Mike Boyd Atlanta & Southeast + Apartment Buildings CBL Properties and Greystar broke ground on a mixed-use development at CoolSprings Galleria in Franklin, Tennessee. The project will bring 361 residences and approximately 15,000 square feet of new retail and restaurants to the CoolSprings Galleria campus. In June, CBL announced it had sold a 5.35-acre parcel of underutilized parking to Greystar to make way for this development. The project is expected to take two years to complete. The groundbreaking of the Greystar project goes along with the recent opening of Tennessee's first L.L.Bean store and the announcement of the new DICK'S House of Sports, which will open in 2028 in the JCPenney store location. CBL's owned and managed portfolio is comprised of 88 properties totaling 55.6 million square feet across 23 states, including 55 high-quality enclosed malls, outlet centers and lifestyle retail centers as well as more than 25 open-air centers and other assets.

July 28, 2026 A groundbreaking ceremony was held Tuesday, July 28, at CoolSprings Galleria for a new multifamily residential community. Click for More News CBL recently announced it sold a 5.35-acre parcel of land in the northeast corner of the CoolSprings Galleria property to Greystar. This groundbreaking ceremony marks the first construction milestone for an upscale apartment community that will feature 361 residences and 15,000 square feet of ground-floor retail space. Throughout the event, the words collaboration and community were mentioned several times. Williamson County Mayor Rogers Anderson shared how he hoped the younger generation would return to Williamson County by stating, "How can we ensure, how can we help them be able to move into our community? And it's through projects like this that that will occur." Construction is beginning this summer and is expected to take two years to complete the project in the parking area outside of JCPenney and Macy's. The residential development represents the first announced phase of a broader redevelopment plan for the CoolSprings Galleria campus. In March 2025, the Franklin Board of Mayor and Aldermen approved a revised development plan covering more than 86 acres surrounding the mall. The plan allows for up to 600 multifamily units, a 120-room hotel, and 84,555 square feet of additional restaurant, retail, and other nonresidential space.

Grey(star) to Black - 8770 Washington sells for record $106 million. Access Culver City, the mixed use development at 8770 Washington Blvd. has changed hands from Greystar to Black Equities for a record setting price of $106 million, according to the Commercial Observer. "The valuation translates to roughly $704,000 per apartment and $805 per square foot for the commercial space. The apartments cost about $81 [million] out of the transaction value, and $25 million went to the leased retail spaces, according to Sandy Albert of City Pads." The Beverly Hills-based investment firm Black Equities purchased the decade-old property from Greystar this month. The complex has 115 residential units and 31,000 square feet of ground-floor retail space, in addition to 389 parking spaces. According to Atlas Brief, rents run 50% above submarket, and the building is still giving away a month free. The average asking price for an apartment is $5,174 per month. With the Culver City Real Estate Transfer Tax, this will bring in more than $4 million to the city's coffers - $4,079,249.96 to be precise. Commercial real estate brokerage house Newmark represented Greystar in the transaction. Black Enterprises holds more than 18 million square feet of commercial real estate across 35 states, according to publicly available company background. Former Culver City Mayor and current Special Assistant Attorney General for Housing in California Alex Fisch stated "This sale price, which shows strong demand for local multifamily housing, proves what we all know: whether you live in a condo, apartment, or a house, Culver City is an incredible place to live."
