Exterior work advances across Gasworx Phase 2 buildings in Ybor City, Tampa. By: Oscar Nunez 8:00 am on August 29, 2026 Construction has advanced considerably across Phase 2 of Gasworx in Ybor City, Tampa, where three buildings designed by New York-based S9 Architecture, with Atlanta-based Smallwood serving as architect of record, are progressing across the development's eastern parcels. The 50-acre Gasworx redevelopment is being led by KETTLER in partnership with local developer Darryl Shaw and PPF Real Estate, with plans calling for up to 5,000 residences, approximately 500,000 square feet of office space, more than 150,000 square feet of retail, a public park, pedestrian-oriented streets, and a new stop along the TECO Line Streetcar System. Recent photos show Olivette topped out and largely wrapped in scaffolding and construction netting, the E2 office building approaching exterior completion, rehabilitation work advancing on the adjacent marketplace, and facade installation progressing across The Luisa. Olivette will contain 376 residences and more than 29,000 square feet of ground-floor retail, along with a 481-space structured parking garage. Residential amenities will include two seventh-floor courtyards, a pool, fitness center, listening lounge, game room, and coworking areas. Completion is expected in 2027. Exterior work has advanced substantially on the six-story E2 office and retail building. The muted green facade and glazing now cover nearly all visible upper elevations, forming a repetitive grid of deeply framed window openings. Brick-toned finishes define portions of the lower levels, while storefront glazing, exterior railings, and rooftop mechanical equipment have also been installed. Construction activity is increasingly concentrated around the base and surrounding streetscape, where portions of the sidewalks, paving, landscaping, and ground-floor frontage remain underway. Moss is also constructing the approximately 110,000-square-foot office and retail building, which is scheduled for completion in December 2026. The office component is now fully leased. Ferguson announced in August that it will occupy approximately 50,570 square feet, joining previously announced anchor tenant Grow Financial. Ferguson plans to begin occupying its new corporate office in April 2027. Adjacent to the office building, work continues on the rehabilitation of an existing historic warehouse into Gasworx's approximately 28,000-square-foot marketplace. The structure retains its broad curved roof and brick exterior walls, while ongoing construction remains visible around portions of the roof, exterior openings, and interior structural framing. Moss is also serving as general contractor for the marketplace. At The Luisa, exterior work has also advanced considerably since April. The five-story structure had already topped off during YIMBY's previous visit, when framing and interior buildout remained underway. Cream-colored and brick-toned exterior finishes now cover most visible elevations, while glazing and dark metal balcony railings have been installed across substantial portions of the building. The Luisa will contain 140 residences and more than 18,000 square feet of ground-floor retail. CBG Building Company is serving as general contractor, with completion scheduled for spring 2027. Kettler JV lands 50 KSF office lease in Tampa. The office component of an upcoming mixed-use district is now fully leased. Industrial supplier Ferguson has signed a 50,570-square-foot office lease at Gasworx, a 50-acre mixed-use redevelopment in Tampa's Ybor City neighborhood. The development is a joint venture between Kettler, Darryl Shaw and PPF Real Estate. The office building at Gasworx will be a 145,000-square-foot, six-story asset. The new lease will bring the Class A building to full occupancy ahead of its estimated December completion. Grow Financial is the building's other major tenant. S9 Architecture and Smallwood designed the office building, and the general contractor is Moss. The property's amenities will include a rooftop deck, outdoor terraces, a lobby café and bar, and a direct connection to Gasworx's retail and dining marketplace. At completion, Gasworx will total 6 million square feet, including 5,000 residential units, 500,000 square feet of office space and 140,000 square feet of retail. Still to arrive, in addition to the office building, are The Luisa, with 140 residential units, and Olivette, with 376 homes. Both will feature ground-floor retail. A 28,000-square-foot retail marketplace connected to the office building is also planned. Those three projects are scheduled to deliver next year, along with a quarter-acre park and a new TECO Line Streetcar stop. Tampa's office market holds steady. Overall availability in Tampa's office market is 18 percent, just 50 basis points more than 12 months prior, according to a second-quarter report from Savills. Leasing activity has been steady, if unspectacular, at around 1 million square feet per quarter, with larger office leases dominated by renewals. In July, Highwoods Properties and The Bromley Cos. secured a $55.7 million loan for 143,354 square feet of office and retail space at Midtown East, which is located within the larger $1 billion Midtown Tampa district. Valley Bank provided the funding in a transaction arranged by JLL. The 22-acre Midtown Tampa district features 650,000 square feet of office space across three buildings, 200,000 square feet of retail space, roughly 700 multifamily units and a hotel.

The venue will be operated by Live Nation and is expected to open in late 2028. Located on North 15th Street, the site will sit near Ybor City's 7th Avenue entertainment corridor, the Centro Ybor parking garage, and a planned TECO Streetcar stop. According to the developer, the venue is intended to host a wide range of touring acts while offering a more intimate setting than larger arenas. The project is positioned to address demand for mid-size venues in the Tampa Bay area. "We're proud to partner with KETTLER to bring this venue to life," said Brittany Flores, Florida Market President for Live Nation. "This project is a meaningful investment in Tampa and in the future of its music scene, growing the market and giving fans more of the shows they want close to home." KETTLER is leading the project as part of the broader Gasworx development, a joint venture with Darryl Shaw and PPF Real Estate. The mixed-use project includes residential, office, retail, and public space components. "Ybor City has a distinct character and a long tradition of nightlife and live music," said James Nozar, President of Development at KETTLER. "Our goal is to create a venue that carries that legacy forward by adding a new destination for residents, visitors, and artists." Plans for the venue include a design that reflects the surrounding neighborhood. Features will include a brick exterior, a marquee with exposed lighting, and a balcony element inspired by historic Ybor City architecture. Interior details are expected to incorporate a theater-style stage and design elements intended to enhance acoustics and sightlines. The venue is being designed in collaboration with Blueprint Studio, Live Nation's in-house design group, and TVS Architecture and Interior Design. The project team stated that the space will include modern sound and lighting systems, along with dedicated backstage areas for performers. Economic projections tied to the venue estimate an annual impact of approximately $80 million. The project is also expected to support about 440 jobs and generate roughly $6 million in state and local tax revenue each year. "This investment reflects the strong momentum and confidence behind Tampa Bay's economy," said Craig J. Richard, President and CEO of the Tampa Bay Economic Development Council. "A vibrant entertainment venue in Ybor City brings jobs, foot traffic, and new energy to the district." The Gasworx development is expected to deliver approximately 5,000 residential units, more than 500,000 square feet of office space, and 120,000 square feet of retail. Plans also include a 28,000-square-foot marketplace scheduled to open in 2027, along with a one-acre public park. Once completed, the new venue will serve as a key component of the district's broader redevelopment, contributing to Ybor City's ongoing growth as an entertainment destination.
