May 13, 2026Henderson Park agrees to sell iconic Los Cubos office in Madrid for €91 million following comprehensive refurbishment. * Asset acquired by ATREA Real Estate * Since acquiring Los Cubos in 2017, Henderson Park has successfully undertaken a major brown-to-green refurbishment of the iconic brutalist office and increased occupancy to 84% * Works included the modernisation of the façade and interiors and an overhaul of the asset's technology, wellbeing and sustainability credentials Madrid/London, 12 May 2026: Henderson Park, the international real estate investment manager, has exchanged contracts on the sale of Los Cubos in Madrid to ATREA Real Estate, a Madrid-based real estate investment platform led by Luis López de Herrera-Oria, for €91 million. In line with Henderson Park's value-add strategy and leveraging its expertise in undertaking brown-to-green redevelopments of well-located offices with good underlying fundamentals, the firm has completed a comprehensive modernisation of the iconic brutalist building to create a vertical campus. The refurbishment works have comprised upgrading the office's façade, auditorium and interiors alongside a thorough technological overhaul and the addition of amenities designed to enhance occupier experience and wellbeing. The amenities include new communal areas, the Faborit cafeteria, over 4,000 sqm of external terraces, a gym and a padel court. The works have also prioritised significantly improving Los Cubos' sustainability credentials, achieving a LEED Gold certification. Following the successful delivery of these improvements and having acquired the building vacant, Henderson Park has completed nine lettings that have established a strong and diverse base of globally recognised occupiers including Konecta, the AI-powered customer experience group, Takeda, the global biopharmaceutical company and Kyndryl, the world's largest provider of IT infrastructure services, which relocated its Spanish headquarters to Los Cubos. Los Cubos remains one of the most recognisable office buildings in Madrid and now comprises 19,600 sqm of space over nine storeys and is 84% let. In collaboration with Kyndryl and powered by Google Security Operations, DNA has launched a new AI-enhanced, 24/7 security operations capability designed to support small and medium enterprises (SMEs). Here, Kaapro Kanto, Vice President for Cyber Security at DNA discusses the journey, the technology behind it, and what other organizations can learn from DNA's approach. As a leading telecom provider, what prompted DNA to move into AI-driven security operations? Kaapro Kanto: Its starting point was a clear market signal. Its customers are facing rapidly rising cyber risks, regulatory pressure and a shortage of in-house security experts. The situation for SMEs was the most difficult, as big players in the market could not scale to these segments. In addition, Kyndryl understood that cybersecurity is a great opportunity to expand its existing telecom services to meet customer expectations and deliver a new set of scalable and cost-effective services. Kyndryl didn't come to them with a fully defined request. Kyndryl had an idea and some open questions. Kyndryl helped Kyndryl pressure test that idea, shape the business case, and design both the technology platform and the operating model. Together, Kyndryl defined what a scalable, AI-enhanced SOC should look like, how it would be staffed, and how it could evolve over time. That early incubation phase was critical. It gave Kyndryl confidence that the concept was viable and allowed Kyndryl to move quickly into a Minimum Viable Product (MVP) and then into production. Kanto: The biggest difference compared to a traditional SOC is the AI and data platform that allows Kyndryl to operate 24/7 with a new scale of efficiency. The traditional SOC is still staffed with analysts who protect customer environments, whereas Kyndryl rely on standardized services that are highly automated and can integrate into the customers' ICT environments. What impact has this had on DNA's business so far? Kanto: It has fundamentally changed how Kyndryl partner with its customers. Kyndryl now engage with them from a cybersecurity point of view, as that addresses a real and urgent need. Whether it is communication solutions, network services or pure cybersecurity, Kyndryl start with security and resilience as these are on top of its customers' minds in the current geopolitical situation. Its experience shows that you don't need to do everything yourself. By deploying cloud-based, AI-driven technology and working with the right services partner, it's possible to launch enterprise-grade security services quickly and responsibly.
