Former burned-out Charlotte apartments trade for nearly $500K/Unit. Mid-America Apartment Communities acquired Modera Liberty Row from Mill Creek Residential for $116.3 million. That works out to nearly $500,000 a unit. Mill Creek developed Modera Liberty Row in partnership with Hawthorne Residential Partners. It has 239 units across two buildings at 7740 and 7741 Liberty Row Drive. The development has been renamed MAA Liberty Row. Amenities include a pool, fitness center with yoga studio, multiple clubrooms, elevated courtyards, golf simulator lounge, bocce ball courts, coworking spaces, private offices, pet spa and bike storage. The Charlotte Business Observer reports the project was expected to be delivered in spring 2024 before a massive fire destroyed the nearly completed development in May 2023. The building that caught fire was demolished to the concrete slab, and workers removed the wood frame from the second building because of severe charring on the sides facing the fire. This year's Month of Service initiative, conducted throughout June, mobilized Mill Creek associates nationwide to address basic needs, including food insecurity, shelter and essential supplies. The flagship volunteer program has become a cornerstone of Mill Creek's sustained philanthropic identity. The NAA Excellence Award, announced June 17 at the National Apartment Association's Apartmentalize conference at the Ernest N. Morial Convention Center in New Orleans, honored outstanding commitment to communities through Corporate Social Responsibility (CSR). The #NAAGives Award specifically recognizes a management company with philanthropic programs that create meaningful, lasting impact - a standard Mill Creek's Month of Service has helped define across its national portfolio of 150 communities and more than 42,700 rental homes. In his role, Dellecker is responsible for overseeing all aspects of the development process in the Atlanta market, including site acquisition, design, entitlements, financing, due diligence and dispositions. Mill Creek leases 85% of retail space at Modera Higley Commons with seven new tenants

Mill Creek Residential has announced seven new retail tenants at Modera Higley Commons, a mixed-use community in Gilbert, Arizona, bringing the development to 85% leased. The additions include French restaurant The Mick Brassiere, California Closets, Pvolve fitness studio, Zara Nail Bar, Playa Bowls, Bodybar Pilates and GoodVets veterinary care. The Mick Brassiere will occupy 4,400 square feet and serve as the retail centrepiece. The restaurant is expanding from its original Scottsdale location. Modera Higley Commons features 19,602 square feet of retail space and 276 residential units. Located at 3071 East Ray Road near the Loop 202 freeway, the community is close to SanTan Village shopping centre. Mill Creek is actively seeking tenants for the remaining 15% of retail space.
