The new Socastee community of Grande Pines secures stormwater permits, signaling a potential imminent start to the site development. Posted By Scott Vansant @ Mar 27th 2026 11:18am Grande Pines is a new home community by Mungo Homes that will be conveniently located near the intersection of Highway 17 and Highway 544 in the Socastee area of Myrtle Beach. Grande Pines is positioned to become am extremely desirable residential destination convenient to shopping, dining, schools, and the beaches of the Grand Strand. In late February of 2025, Mungo Homes purchased three parcels of land totally nearly 140 acres behind the South Strand Commons Shopping Center near the intersection of Highway 17 and Highway 544. Parcel 1 is 106.75 acres; Parcel 2 is 16.75 acres and Parcel 3 is 15.65 acres. These parcels are nestled between two existing subdivisions: (1) Queens Harbor and (2) Windsor Plantation - and across Highway 544 from Sayebrook. Horry County has approved development for 107 single family homes in Grande Pines and 143 multi-family homes in Grande Pines. Mungo Homes purchased these 3 parcels from Myrtle Beach Farms Company (more commonly now known as Burroughs and Chapin), which currently owns an additional approximate 640 acres adjacent to the parcels that Mungo Homes purchased. This 640-acre piece of land that the Myrtle Beach Farms Company owns was approved years ago under the subdivision name of Pine Ridge for 975 multi-family units and 942 single-family units. In 1990, Myrtle Beach Farms Company joined with Conway-based Burroughs & Collins Company to form Burroughs & Chapin Company, Inc. Burroughs and Chapin has not yet announced timing or plans for the Pine Ridge subdivision. The latest developments on the new home community of Grande Pines in Socastee are as follows. In February of 2026, Mungo Homes obtained Stormwater Permit for the first two phases of Grande Pines. In March of 2026, Mungo Homes obtained a Stormwater Permit for Phases 3 to 5 of Grande Pines allowing the developer to manage how the stormwater (rain and runoff) would be collected, treated and discharged from the site - especially after construction. Having obtained the stormwater permits signals that the Grande Pines community is likely moving beyond planning and into the early stages of physical development and also indicates that site work - such as grading, drainage, and infrastructure installation - may be imminent, as regulatory approvals for managing runoff and environmental impact are now in place. Mungo Homes has not yet announced timing or plans for Grande Pines. Mungo Homes, now a division of the Clayton Home Building Group and a Berkshire Hathaway company, continues to be very active building in the Myrtle Beach area. Mungo Homes recently completed development of 53 single-family homes in Lyden Village (Myrtle Beach), over 100 single-family homes in Merrill Villas (Carolina Forest) and 90 single-family homes in Sessions Point (Conway). Nourish NC receives $10,000 donation from Mungo Homes Foundation during Week of Giving. NEW HANOVER COUNTY (WWAY) - Nourish NC received $10,000 dollars from the Mungo Homes Foundation. The home builder organization has built tens of thousands of homes for families in need. Representatives from the foundation presented the check Wednesday at the Nourish NC warehouse on Market Street. Scott Bowser is the Market President of the Mungo Homes Foundation. "Nourish NC, we feel, it handles the contribution as good as any organization out there and being able to see it with our own eyes and bring the team out to see, you know, how they're impacting the community is as rewarding for us as it is for the folks receiving the goods," said Bowser. This is the second official Week of Giving event; the Mungo Homes Foundation held their first one last year.
