Commercial Real Estate 08-25-26. Sales Transactions 1. Propersys Corporation purchased a 21.48-acre site at Mack Innovation Park in north Phoenix from Mornstair for $24.81M. Muaqua Engineering, a subsidiary of Mega Union, purchased a 10.18-acre site from Mornstair for $11.73M, while Gold Stone Development Co. purchased a 10.04-acre site for $11.53M. The three sales totaled 41.7 acres and approximately $48.1M. The buyers are Taiwanese companies that provide services including gas distribution systems, water treatment facility design and real estate development. 2. Summit at Surprise was recently purchased by CapRock Partners for $37.46M. The two-building industrial asset totals 244.8KSF and is located at 12460 and 12730 N. Dysart Road. KBC Advisors' Kirk Kuller, Callahan Conway, Bo Mills and Courtney Webb handled the transaction. The seller was undisclosed. 3. Fiesta Plaza AZ Owner LP purchased Valencia Mercado, a 57.1KSF neighborhood shopping center at the NWC of South 12th Avenue and West Valencia Road in Tucson, for $10.8M. Southside Plaza LLC and Dahlstrom Valencia Mercado LLC were the sellers. The 4.61-acre property includes five buildings at 418-454 W. Valencia Road and 6445 S. 12th Ave. Terry Dahlstrom and Andreas Castillo of VOLK Company represented the seller. 4. LevRose Commercial Real Estate announced the acquisition of 1401 S. Siesta Lane in Tempe, a 25.8KSF industrial facility purchased by North Metal & Chemical Company for $6.1M. LevRose's Matt Leonard represented the buyer. The undisclosed seller was represented by Lee & Associates. 5. An entity affiliated with Essential Properties acquired a 4.25-acre commercial property near the SEC of SanTan Village Parkway and Ray Road in Gilbert from an entity affiliated with LeSueur Investments for $4.82M. The property consists of approximately 185.1KSF of commercially zoned land. The sale coincided with a new 20-year lease with PopStroke, effective June 30, with two 10-year extension options. PopStroke plans to develop a 36-hole outdoor miniature golf venue with a 7.3KSF building and a 50.3KSF golf course area. 6. Cushman & Wakefield announced it arranged the sale of South Valley Business Park. The assets total 143.8KSF across two buildings located at 1710 and 1720 E. Germann Road in Chandler. Both the buyer and seller were undisclosed and represented by C&W's Will Strong, Jack Stamets, Molly Miller, Michael Matchett and Madeline Warren. Transaction details were also left undisclosed.

PopStroke unveils elaborate I-Drive mini golf course with waterfalls, sharks. PUBLISHED: August 17, 2026 at 5:00 AM EDT Sharks, caves and waterfalls are a few of the defining features of PopStroke's newest mini golf course coming to Orlando. The national golf entertainment brand backed by Tiger Woods is opening its International Drive "flagship" location this December with one of the "most elaborate mini golf courses ever built," according to a news release. At the third Central Florida PopStroke location, putters can explore two 18-hole courses that feature 13-foot waterfalls and a cave with six sharks and stingrays. "International Drive is known for incredible entertainment, and we're raising the bar by building the biggest, most impressive courses we've ever created. We're bringing something that surprises guests around every corner, with features you simply wouldn't expect to see on a mini golf course and won't find anywhere else," said Greg Bartoli, founder and CEO of PopStroke, in a news release. "From the moment you step onto the course, every turn will deliver a wow moment. We're excited to bring this mini golf and restaurant experience to life and give Orlando something entirely new to experience." The 16,229-square-foot, two-story venue includes indoor and outdoor dining, a rooftop terrace, a beer garden and a children's playground. The BarTenders Eatery is the focal point of food and beverage offerings, which also includes an ice cream parlor and five bars. One bar is an on-course walk-up bar. A river system winds throughout the property, flowing beneath pedestrian bridges and cascading over the water features that surround guests on both courses. One course rises over the course of play, bringing guests to the top of the property's largest waterfall. Each hole features misters, shade trees and fans to keep players cool, plus digital scoreboards, hole-in-one cameras and app-based scoring. It's also possible to have food and drink delivered anywhere on the course by ordering through the PopStroke app. The $9.5 million location is the largest financial commitment to date among its 20 locations nationwide. Located at 8554 International Drive adjacent to the Orange County Convention Center, PopStroke's International Drive flagship is designed with both convention attendees and leisure travelers in mind. PopStroke's first Orlando location opened in Waterford Lakes in 2022 and expanded to include a second location in Horizon West's Hamlin town center last year. August 14, 2026 Golf entertainment brand PopStroke is set to build one of its most ambitious locations to date at one of Orlando, Florida, US' most iconic tourist destinations. Its newest location will be located on International Drive and will comprise two 18-hole mini-golf courses that take guests across waterfalls, through caves and directly past six sharks and stingrays. A river system will wind through the property, and one of the courses will feature a dramatic rise in elevation, with holes built directly on top of the 13ft waterfall. What steps will be taken to keep guests cool? Each hole will feature misters, shade trees and fans to keep guests cool in the Florida climate. The two-storey venue will also include indoor and outdoor dining, a rooftop terrace, beer garden and children's playground. "International Drive is known for incredible entertainment, and we're raising the bar by building the biggest, most impressive courses we've ever created. Tiger Woods is bringing Popstroke to Orlando. He used his personal social media platform this week to reveal fresh details about PopStroke's next major venue. "Our boldest mini golf experience yet is coming to International Drive this December," Woods wrote along with a small glimpse of the location. "Take on two 18-hole courses surrounded by a flowing river, 13-foot waterfalls, caves and sharks. Get ready for a whole new level of mini golf." PopStroke had teased it for months. A flagship venue on one of Orlando's busiest tourist corridors, built to outdo every other location the brand has opened since 2019. The International Drive venue represents PopStroke's largest financial commitment to date. The company is investing $9.5 million into a 16,229-square-foot structure, making it the biggest outdoor course footprint in the PopStroke system. The two-story venue sits at 8554 International Drive, adjacent to the Orange County Convention Center, one of the busiest convention facilities in the country. The two 18-hole layouts wind through a custom river system that flows beneath pedestrian bridges and cascades over waterfalls reaching thirteen feet tall. At the center of the property, guests walk through a cave and putt directly alongside a tank housing six sharks and stingrays. The location targets both convention traffic and leisure travelers. Orlando drew a record 76.7 million visitors in 2025, more than any other destination in the United States. PopStroke is not Tiger Woods' brain child. Greg Bartoli, a former Wall Street executive, built the concept from a single property in Jupiter, Florida. He opened a golf-and-dining concept called Lighthouse Cove near a Jupiter inlet in 2013, then refined that formula into PopStroke six years later. The first true PopStroke opened in Port St. Lucie in March 2019. It featured 36 holes, a full-service bar and restaurant, an ice cream parlor and an enclosed playground. Tiger Woods entered the picture almost by accident. His children attended the same school as Bartoli's in Jupiter and the chief financial officer of Woods' TGR Ventures visited the original location not long after it opened. TGR Ventures became an equity partner by late 2019, giving PopStroke its first major growth catalyst. TaylorMade Golf Company joined as an equipment partner and investor in 2023. Growth since then has been rapid. PopStroke expanded from nine locations to seventeen in a single recent year. The company opened its 18th location in Winter Garden, Florida, on Aug. 6, 2026. PopStroke now operates more than twenty destinations nationwide, with a goal of reaching 200 locations in the coming years. Tiger Woods' PopStroke reveal comes days after major business deal.
