Solar Gaines, a commercial solar contractor, is moving its corporate headquarters into 4 North Park Drive this summer, and Towson breakfast favorite Hannah's Café is bringing a second location to the same building late this summer. Solar Gaines will occupy about 15,036 square feet, while Hannah's will take roughly 1,967 square feet and plans to hire a small team. The leases are among the first new deals at North Park since its recent change of ownership and are expected to add weekday foot traffic around the Hunt Valley Towne Centre area. According to St. John Properties, Solar Gaines has signed a lease for 15,036 square feet at 4 North Park Drive and will relocate its corporate headquarters to the building this summer. In a press release, St. John notes that Solar Gaines operates across Maryland, Virginia, Delaware, and Washington, D.C., and employs more than 300 full-time workers. The company, which St. John says designs, procures, and installs rooftop and ground-mounted solar systems, was represented in the transaction by CBRE brokers Ryan Miller and George Santos, the release adds. Hannah Seidman, who opened Hannah's Café at 215 Washington Ave. in Towson in 2022, as per St. John Properties, said, "After perfecting our menu and processes, we are ready to scale operations," and that Hunt Valley represented the next submarket for growth. The café will occupy about 1,967 square feet at North Park and is expected to employ roughly 15 people. The Towson original has built a following for breakfast burritos and sandwiches, and the new outpost aims to serve both office workers and nearby residents, as reported by The Daily Record. St. John Properties acquired the 25-acre North Park business community last summer and reports that it has invested more than $2 million to upgrade HVAC systems, interior common areas, signage, and landscaping to modernize the campus. The park offers amenities such as a conference center, fitness facility and walking trails and sits adjacent to the Hunt Valley Towne Centre with convenient transit connections, features the landlord highlights when describing the site's tenant draw.
