Requirements
  • A bachelor's degree plus prior supervisor experience or at least three years of supervisory experience in a property or housing management position, or an equivalent combination of related education and experience, is required.
  • First Aid and CPR certification or willingness to obtain it is required.
  • A valid driver's license and current automobile insurance are required.
  • Ability to operate a fax machine, copier, telephone, personal computer, typewriter, calculator, adding machine, key machine, key card system, and vacuum is required.
  • Computer skills and mathematics ability are required.
  • Accurate typing and record keeping are required.
  • Proficiency in Microsoft Word, Excel, and Outlook is required.
  • Ability to follow through with necessary paperwork and meet all deadlines is required.
  • Ability to provide excellent customer service and solve problems for customers and staff is required.
  • Ability to communicate effectively and professionally with owners, residents, and on-site associates in a fast-paced environment is required.
  • Ability to apply logical thinking to practical situations and accurately follow standardized procedures, including minor deviations, is required.
  • Ability to think rationally beyond a specific set of instructions is required.
Responsibilities
  • Live on site.
  • Manage all actions that involve or influence the property.
  • Coordinate and oversee building maintenance and repairs.
  • Control and report on the operational budget.
  • Conduct regular building inspections and prepare reports.
  • Respond to tenant requests and resolve issues and problems.
  • Prepare weekly and monthly operation and facilities reports.
  • Oversee and manage the administrative activity of office staff.
  • Provide first-class customer service to residents and ensure the property is clean, safe, and well maintained.
  • Promote harmonious relations among residents, staff, personnel, and surrounding communities.
  • Build a team of highly motivated, skilled, and productive individuals who work well with others.
  • Select, train, motivate, coach, and counsel on-site personnel.
  • Complete annual employee performance evaluations for immediate staff.
  • Provide leadership and feedback to partners for resident or community directors and student resident or community advisors.
  • Establish effective working relationships with safety and health officials.
  • Manage the property's public relations through positive communication and interaction with residents, parents, college or university officials, and the local community.
  • Exercise effective risk management by identifying and correcting potential liability issues and minimizing exposure and losses.
  • Pursue company goals and vision related to resident satisfaction and retention.
  • Know and adhere to all applicable federal, state, and local laws and company policies and procedures.
  • Apply company standards, policies, and procedures when dealing with owners, clients, residents, employees, and contractors.
  • Support student residence life staff.
  • Investigate resident disturbances, violations, and complaints and resolve problems in accordance with established regulations.
  • Manage resident issues involving mediation and adjudication.
  • Manage resident unit transfers as needed.
  • Promote enthusiasm for diversity among residents and staff.
Desired Qualifications
  • Accredited Residential Manager certification from the Institute of Real Estate Management is preferred.
  • Certified Apartment Manager certification from the Building Owners and Management Association is preferred.
  • A real estate license is desirable.
  • Knowledge of Entrata is desirable.
