Requirements

Responsibilities
  • Manage, direct, train, and ensure the safety of all employees assigned to the property or properties under the manager's control.
  • Hire approved staff, train employees, conduct performance evaluations, recommend salary increases, and counsel, discipline, or terminate employees in accordance with company policy.
  • Establish schedules, assign office and routine or emergency work, and approve and schedule staff time-off requests.
  • Train staff in safe operating procedures and report accidents and emergency situations to appropriate personnel.
  • Create, design, and execute marketing campaigns for leasing rental units, including property and unit promotion and tours.
  • Prepare, process, modify, and sign lease agreements and related forms.
  • Maintain knowledge of competition and market conditions affecting leasing and operations and adjust business and marketing models to maintain competitiveness and legal compliance.
  • Ensure that all residents meet compliance and eligibility requirements established by local, state, and federal agencies and address non-compliant issues.
  • Assist with preparation and implementation of the annual budget and maintain accurate property financial records, including payroll records, daily bank deposits, cash accounts, and vacancy information reports.
  • Supervise outside contractors, assess physical needs, negotiate vendor contracts, and ensure work is completed by agreed deadlines.
  • Participate in and direct office and maintenance staff during move-in, move-out, and agency inspections.
  • Meet and work with residents, resident organizations, and resident services providers to address issues, make improvements, and maintain positive relations.
  • Comply with company accounting and operations directives, policies, and procedures.
  • Continually inspect the property, record deficiencies, make improvements, and take required actions according to company guidelines.
  • Obtain required company, state, or agency certifications or licenses within the first year and remain current with applicable leasing laws, policies, and certifications.
  • Perform other duties as assigned.

Development Partners, City Officials Mark the Start of New $88 Million Amenity-Rich, Mixed-Use Development Coming to Former Site of Hibbert Lumberyard DAVIS, Calif., September 1, 2026 (Newswire.com) - Mayor Donna Neville and other City of Davis officials headlined a groundbreaking ceremony hosted today by The Michaels Organization and its development partners KUDA and JOIN for a new multifamily, mixed-use community, in the heart of downtown Davis. The $88 million development, branded "The Lumberyard," will rise on the former site of Hibbert's Lumberyard and Hardware Store at the intersection of G and 5th Streets, in downtown. "The Lumberyard Project, where families can live, work and shop all in one location, can ensure downtown Davis remains vibrant, economically strong and sustainable for generations to come," said Davis Mayor Donna Neville. "By encouraging private investment, we can bring new residents, customers and energy to the historic downtown while making efficient use of land in areas of the city that are already developed." The five-story mid-rise will offer 239 apartments along with a variety of high-end amenities and a dedicated public paseo along the railroad tracks. Additionally, five percent of the apartments will be set aside for households earning 50 percent or less of the Area Median Income. Amenities will include a state-of-the-art fitness center, co-working space, clubhouse, pool and spa, and a landscaped roof deck and sky-lounge on the 5th floor. Apartments will range from studios to four-bedrooms, with open layouts, high-end finishes, and energy-efficient appliances and lighting. "We are excited to bring this new housing and commercial space to this important site, where our future residents will be within walking distance of all that downtown has to offer," said Michael (Mick) Flannagan, Michaels' Chief Investment Officer. "It's an honor to work alongside the City of Davis and our development partners to create a vibrant, sustainable community that will serve the Davis community for years to come." The community's design pays tribute to the site's history as a lumberyard through features such as a sawtooth roof, corrugated metal, wood-inspired siding, and rustic red accents. The building will also feature solar panels and a wraparound roof deck. Additional sustainability features will include energy-efficient HVAC systems, low-flow plumbing fixtures, drought-tolerant or native landscaping, and smart technology controls in each apartment. The development is designed to achieve LEED certification. The new two-story homes will replace 112 legacy townhomes originally built in the 1950s and will feature three- and four-bedroom layouts, detached garages, and fenced backyards. Planned as a central neighborhood within Fort Benning, Norton Court was designed to support both everyday family life and a strong sense of community for military families who often relocate throughout their service. "We understood early on that this project was about building both homes and community," said Jim Haley, Principal at Urban Practice. "Military families are constantly adapting to new places and routines, so we focused on creating a neighborhood that encourages connection, supports daily life, and feels welcoming from the moment families arrive."
