Requirements
- Advanced trade experience in maintenance and repairs.
- HVAC certification and knowledge of HVAC systems, including the ability to maintain, repair, and replace them.
- Ability to use appropriate hand, power, and specialty tools.
- Ability to diagnose problems, replace or repair parts, test systems, and make adjustments.
- Ability to read and interpret equipment manuals.
- Ability to respond to emergency situations during and after hours.
- Ability to work flexible hours.
- Ability to comply with safety regulations and maintain clean and orderly work areas.
Responsibilities
- Prepare units for new move-ins.
- Complete grounds work, including grounds pickup, blowing breezeways, and light landscaping.
- Coordinate with the Maintenance Supervisor to complete projects and work orders efficiently.
- Perform minor electrical maintenance, including replacing or repairing fixtures, switches, outlets, bulbs, tubes, ballasts, sockets, fuses, minor appliances, and cords.
- Perform minor plumbing maintenance, including repairing leaks in drains and faucets, unclogging drains, and adding new lines.
- Perform minor painting, carpentry, and masonry work, including preparing surfaces, applying paints, stains, and varnishes, hanging doors, and fitting locks and handles.
- Maintain, repair, and replace HVAC systems.
- Schedule and complete the preventative maintenance program.
- Respond to emergency situations during and after hours to resolve immediate concerns.
- Complete other tasks as directed and assigned.
