Requirements
  • At least 7 years of experience managing multiple construction projects, including experience within a large capital improvement program and familiarity with relevant public codes.
  • At least 2 years of experience in educational facility construction.
  • A Bachelor of Arts or Bachelor of Science degree in Architecture, Engineering, Urban Planning, Construction Management, or a closely related field; additional qualifying experience may substitute for education on a year-for-year basis.
  • Experience with Division of the State Architect construction and design processes or similar processes.
  • Knowledge of the full project life cycle, including master planning, design, and closeout.
  • Experience utilizing Building Information Modeling.
  • Experience with alternative delivery methods.
  • Experience using a web-based project management system such as Proliance or Procore.
  • OSHA-10 certification is required within one month of hiring.
  • A valid driver's license with a satisfactory driving record.
Responsibilities
  • Lead a construction team in accordance with district and program policies and procedures for education construction bond operations.
  • Train the team on all project management office policies and procedures.
  • Follow and execute the program Quality Management System.
  • Report and collaborate with the Program Management Office on all project matters.
  • Review and develop contract documents.
  • Plan, organize, direct, coordinate, and report the performance of the education project management team and construction projects.
  • Identify risks and create risk mitigation plans.
  • Document and report all project data accurately and in a timely manner.
  • Create and present project and college data clearly to multiple stakeholder groups.
  • Manage and execute 5 to 10 projects simultaneously, ranging in construction value and complexity from $5 million to $100 million each.
  • Deliver construction projects on schedule and within budget.
  • Coordinate budget and schedule information with the Relocation Project Manager regarding furniture, fixtures, and equipment, asset disposition or surplus, and relocation.
  • Review deliverables from designers in different design phases.
  • During construction, review construction change documents and provide written comments to the Design Team before submittal to the Division of the State Architect.
  • Close out projects, including Division of the State Architect and Program Management Office or district closeout.
  • Track project status and provide management reports regarding overall program and construction project delivery schedules.
  • Track status and provide management reports regarding scheduling, cost control, staffing, and other construction contract requirements.
  • Review and inspect construction site offices to assess construction team performance and adherence to legal requirements.
  • Review recommended actions for resolving disputes related to construction projects.
  • Direct and assist with outreach efforts to provide information about college projects.
  • Review and negotiate change order items with the contractor and disadvantaged business enterprise team.
  • Perform other related duties as assigned.
Desired Qualifications
  • Experience with Leadership in Energy and Environmental Design-certified projects or Collaborative for High Performing Schools projects.
  • Experience in formal construction partnering.
  • A valid Certificate of Registration as an Architect by the California Architectural Board or as a Professional Engineer by the California State Board for Professional Engineers and Land Surveyors.
  • A valid Construction Manager credential by the Construction Manager Certification Institute.
  • Experience with Primavera P6, Newforma, eBuilder, or other online management software.
