Bozzuto relocating corporate headquarters to Maple Lawn. September 30, 2026 Real estate development and management company active in 22 states will move 225 employees from Greenbelt to Howard County early next year. BALTIMORE, MD - Bozzuto has signed a 57,837-square-foot lease at Maple Lawn, the 605-acre mixed-use community in Howard County developed by Greenebaum Enterprises and St. John Properties, Inc. Bozzuto is a diversified real estate development, management and construction company operating in 22 states across the US. The company will relocate its corporate headquarters including 225 employees from Greenbelt to 8160 Maple Lawn Boulevard in Fulton during the first quarter of 2027. St. John Properties Vice President of Leasing Bill Jautze represented the landlord, and David Fields and Charlie Carroccio of CBRE and Lou Christopher of Stream Realty represented the tenant in this transaction. Founded in 1988, Bozzuto manages 150,000 apartments, employs nearly 5,000 people and has approximately $3.5 billion in combined construction and development pipelines. Bozzuto also operates Wye River Insurance, a risk advisory and insurance brokerage that draws on deep expertise in multifamily development, construction and asset management to serve clients across commercial real estate. Bozzuto will occupy two and one-half floors of the four-story, 100,000-square-foot Class 'A' office building and relocate its construction, development, administrative, corporate and management teams to the new space. The company will also maintain its Greenbelt office as a hub for corporate services. "We know firsthand that the right environment shapes how people connect, collaborate and thrive," said Toby Bozzuto, President and CEO of Bozzuto. "Maple Lawn offers an inspiring workplace, access to a vibrant business community and the flexibility to grow, while helping us attract and retain exceptional talent. Together with our other recent office investments, this move reflects the strength of our business and our confidence in Bozzuto's continued growth." Together with Bozzuto's forthcoming relocation of its Northern Virginia office, Bozzuto's new Maple Lawn headquarters will give the company five corporate offices across the DMV, strengthening connections with its managed communities and residential developments throughout the region. Most recently, Bozzuto opened a Seattle office to support its growing Pacific Northwest portfolio, bringing the nationwide network to 10 corporate offices. Maple Lawn, a partnership between master developer Greenebaum Enterprises and St. John Properties, includes more than 1,300 homes, over 1.8 million square feet of commercial space, and is supported by more than 215,000 square feet of retail amenities. The community, situated near the intersection of MD Route 29 and Johns Hopkins Road, is 20 miles from both Washington, D.C. and Baltimore. More than 170,000 people reside within a 5-mile radius of the mixed-use community, including more than 64,000 households with an average annual income exceeding $180,000. The move builds on recent leasing momentum at Maple Lawn, where Ciena Corporation, a leading network technology company, opened a new 28,132-square-foot corporate office last month. "Maple Lawn continues to attract industry leaders like Bozzuto because this community is much more than just high-quality office space," stated Matt Lenihan, Executive Vice President of Leasing for St. John Properties. "The wide range of walkable amenities including restaurants, shops, grocery, recreation, and an onsite hotel are extremely attractive to businesses seeking to provide the best work environment for their employees. March 17, 2026 Security Properties Selects Bozzuto as Primary Property Management Provider Seattle, WA [March 17, 2026] Security Properties, the leading real estate investment firm in the Pacific Northwest, today announced a strategic decision to transition their property management business to third-party providers. They have selected Bozzuto as their primary property manager in the Pacific Northwest. The move marks a significant step in Security Properties' evolution as it sharpens its focus on their core business offerings - market-rate acquisitions, affordable housing, and investment management. The agreement represents a major expansion for Bozzuto while also enhancing its Seattle presence as the company's fourth-largest market. "This is a strong strategic alignment built on shared values, execution, and long-term vision," said Toby Bozzuto, President and CEO of Bozzuto. "We've been excited about the Pacific Northwest for some time, and Security Properties brings the discipline and commitment needed to deliver results for residents and investors." For Security Properties, the shift reflects a deliberate strategy to simplify its operating platform while doubling down on its core strengths as a real estate investor. Remaining assets will be evaluated through a competitive RFP process to ensure best-in-class operating partnerships across the portfolio. "For over half a century, Security Properties has been focused on creating value through disciplined investment," said Dan Byrnes, Chief Executive Officer of Security Properties. "As the industry evolves, we believe the best way to scale our impact is to partner with best-in-class operators while concentrating our internal resources on market-rate acquisitions, affordable housing and investment management. This transition positions us to extend our investment platform nationally while maintaining the high operating standards our partners and residents expect." "Security Properties has demonstrated strong stewardship and a clear long-term vision for its communities," said Stephanie Williams, President of Bozzuto Management Company. "We are proud to align with partners who share our values and commitment to excellence. We are honored to welcome new employees and communities, while further expanding our resident-focused approach and operational expertise in the Pacific Northwest." Security Properties is widely recognized for their long-standing expertise in multifamily investment, and has built a strong reputation for performance, stewardship, and partnership across multiple market cycles.
