Veridian Bristow: Van Metre New Community - what we know now.

Veridian Bristow: Van Metre New Community - what PCREHomes know now. Posted by Candyce Astroth on Monday, August 10, 2026 at 11:22:32 AM Comment Veridian Is Coming to Bristow - Van Metre's New Community at 11904 Nokesville Road: Early Access Opens Fall 2026: Van Metre Homes is developing Veridian, a new residential community at 11904 Nokesville Road in Bristow, Prince William County, with land development currently underway. The community will offer single-family homes and townhomes for first-time and move-up buyers. Early Access registrants will be able to select and reserve a homesite entirely online, personalize key design options, and write a contract in Fall 2026 - ahead of the broader community opening once the first homesites deliver. Amenities will include a 2,500+ sq ft clubhouse with fitness center, multiple parks and playgrounds, sport courts, nature trails, a community garden, grills, and a pavilion. No pricing or delivery dates have been confirmed by Van Metre. Veridian Is Coming to Bristow - Here's what Van Metre has confirmed and what it hasn't. I'm Candyce with Perfect Choice Real Estate. Van Metre Homes is one of Northern Virginia's most established builders - with completed communities in Brambleton, Ashburn, and throughout the region - and Veridian at 11904 Nokesville Road is their next western Prince William County entry. Land development is underway. Early Access registration is open. Fall 2026 is when the first homesite reservations will be available. Here is what Van Metre has confirmed, and what should not be assumed until the builder confirms it. What Van Metre has confirmed. Location: 11904 Nokesville Road, Bristow, VA 20136 - in Prince William County. The address is on Nokesville Road (Route 28) in the Bristow area, 2 minutes from Bristow Corner shopping, near top-rated PWCS schools, and with access to major commuter routes including Route 28, I-66, and Prince William Parkway. Housing types: Single-family homes and townhomes - designed for both first-time and move-up buyers. No specific floor plans, square footage ranges, or bedroom counts have been published. Confirmed amenities: * 2,500+ sq ft clubhouse with fitness center * Multiple parks and playgrounds including sport courts and leisure spaces * Nature trails * Community garden * Grills and outdoor gathering areas * Pavilion for neighborhood events Early Access process: Van Metre is offering an Early Access registration at vanmetrehomes.com/veridian. Early Access registrants will be able to select and reserve a homesite entirely online, personalize key design options, and write a contract in fall 2026 - ahead of the community's broader public opening once first homesites deliver. This is Van Metre's standard pre-sales mechanism for new community launches. What has NOT been confirmed - Do not assume. Pricing: No base prices have been published by Van Metre. Do not use regional comps or other Van Metre community pricing as a proxy - Veridian's pricing will reflect its specific location, product type, and market conditions at the time of release. Register for Early Access and wait for Van Metre's official pricing announcement. Delivery dates for completed homes: No delivery dates have been confirmed. "Fall 2026" is when Early Access registrants can write contracts - not when homes will be delivered. Construction timelines in Prince William County for Van Metre communities have typically run 10-18 months from contract to delivery, but this varies significantly by product type, construction stage, and site conditions. Total community size: The total number of homes, phases, or buildout timeline has not been published. How Veridian fits the bristow/gainesville New Construction picture. Bristow's Nokesville Road corridor has been one of Prince William County's most active new construction zones, with communities like Braemar (established), Signal Hill, and various infill subdivisions absorbing buyer demand from households priced out of Fairfax County or wanting more land for the dollar. Van Metre's entry with a clubhouse-amenitized community combining SFH and townhome product fills a gap in the corridor's new construction pipeline for buyers who want builder warranty, modern finishes, and community infrastructure without waiting for a large master-planned community's full build-out. For buyers comparing Veridian to resale options in Bristow and Gainesville: the Early Access online homesite selection process is genuinely convenient - Van Metre's digital reservation platform allows buyers to review the site plan, select lots based on orientation, size, and position, and complete the reservation without multiple in-person visits. This matters for buyers relocating from out of state or making time-constrained decisions. Interested in Veridian or Bristow New Construction? I work with Van Metre and all builders as an independent buyer's agent - helping you evaluate the full cost, incentives, and resale comparison before you sign a builder contract. Let's talk before you register for Early Access. 703.853.7458 | | [email protected] Frequently asked questions. Register at vanmetrehomes.com/veridian - Van Metre's official community page. Early Access registration gives you priority notification when homesite selection opens in fall 2026 and priority access to choose and reserve your homesite online before the broader community opening. Should I use a buyer's agent for a new construction purchase at Veridian? Yes. Builder sales representatives represent the builder, not you. An independent buyer's agent costs you nothing (builder pays the buyer's agent commission) and can help you evaluate the full cost of ownership, compare builder incentives versus price reductions, review the contract before you sign, and ensure you have representation during inspections and the closing process. Register for Early Access - then call me before you make any commitments. How does Veridian's Nokesville Road location affect the commute? 11904 Nokesville Road places Veridian in the Bristow corridor with Route 28 (Nokesville Road) access north toward I-66 (approximately 10-15 minutes to the I-66 on-ramp at Gainesville) and south toward the Manassas area. VRE Manassas Line service is accessible at Manassas or Manassas Park stations. Primary commuter routes: I-66 eastbound via Route 28, Prince William Parkway for eastern PWC destinations, Route 28 south for Manassas and Quantico-area employment. Sources you can trust. Van Metre Homes to break ground on luxury backyard townhomes in Alexandria this fall.

Van Metre Homes to break ground on luxury backyard townhomes in Alexandria this fall. Today, Van Metre Homes announced it will break ground this fall on 38 townhomes at Banner Heights, joining EYA in bringing the community to life. Interested buyers can now join an Early Access waitlist to receive homesite details, pricing, and availability as they're finalized. Van Metre's townhomes will be built around a premium outdoor living experience, with a private, covered roof terrace and a dedicated backyard that never faces directly into another home. Even as Northern Virginia townhome buyers have grown accustomed to trading outdoor space for location, demand for private yards has only intensified in recent years. Van Metre's answer at Banner Heights is a single, highly versatile townhome floorplan built around a backyard on every home, priced from the $1.25+ millions, offering up to 5 beds, 4.5 baths, a 2-car garage, and 3,086 square feet across four levels. Buyers can choose from 20 distinct ways to personalize before move-in, from interior finishes and additional bedrooms to an in-home elevator, covered terrace, wet bar, dry bar, and electric fireplace. "Banner Heights is unlike anything Van Metre Homes has built before: a true luxury townhome, with finishes and outdoor living opportunities to match Alexandria's most discerning buyers," said Kevin Rabil, President of Homes and Manufacturing at Van Metre Companies. "This community is a reflection of where Van Metre Homes is headed, expanding beyond the communities we're known for and into the kind of elevated, urban-adjacent living our buyers have been asking us for." Beyond the homes themselves, Banner Heights sits within a walkable, well-established setting: Kingstowne Towne Center directly across the street, trails connect on foot to Kingstowne Lake and Huntley Meadows Park, and residents gain access to a community park and playground, a putting green, landscaped courtyards, and the Kingstowne Residential Owners Corporation's pools, tennis and pickleball courts, and fitness centers. "Banner Heights was at the top of our list the moment the site became available. A location this established, this walkable, and this close to Kingstowne doesn't come along often. There's also something full-circle about it: Van Metre's story began over 70 years ago at Burke Lake, not far from Banner Heights, so building in Alexandria feels less like breaking new ground and more like coming home," said Kevin Campbell, President of Land at Van Metre Companies. Van Metre's sales experience at Banner Heights will be digital by design, a program buyers can expect going forward. Early Access registrants can select and reserve their homesite entirely online, personalize key design options, and write a contract before the end of Summer 2026, ahead of a broader community opening once the first homesites deliver.
