- Prepare market-ready apartments, including painting, carpet repairs, cleaning, general repairs, housekeeping duties, and other tasks needed to provide residents with a quality move-in experience.
- Perform routine interior and exterior community maintenance as scheduled and requested, including painting, snow and ice removal, gutter cleaning, filter replacement, and work with a trash compactor.
- Perform routine maintenance and repairs on community equipment, including plumbing, light bulb replacement, air-conditioning maintenance, electrical, carpentry, and mechanical repairs.
- Respond to repair requests and maintenance concerns from residents and staff in a timely and professional manner.
- Report maintenance concerns in vacant units, models, and common areas, along with equipment malfunctions, breakdowns, and hazardous conditions, to the Maintenance Supervisor.
- Maintain resident privacy and obtain proper authorization before entering resident apartments.
- Keep maintenance items in a safe area to prevent injuries to residents, associates, and visitors.
- Deliver customer service and represent the company professionally.
- Attend assigned in-service training and education sessions.
- Work with vendors as instructed, including landscaping, painting, and asphalt vendors.
- Follow state, local, and federal fair housing laws and all safety and Occupational Safety and Health Administration requirements.
- One to three years of prior maintenance experience, ideally in a similar facility.
- HVAC, Environmental Protection Agency, and/or Certified Pool Operator certifications are preferred.
- A valid driver's license and reliable transportation may be required depending on property needs.
