Maintenance Supervisor
About the job
- A general knowledge of apartment maintenance is required.
- A high school diploma or equivalent is required.
- A valid driver's license and reliable vehicle are required.
- HVAC certification is required.
- Three to five years of experience is required.
- Oversee maintenance of an apartment community.
- Maintain the property, including preparing apartments for occupancy, handling work order tickets, responding to on-call maintenance emergencies, and completing other assigned projects.
- Supervise the maintenance team, motivate team members, and delegate responsibilities.
- Schedule and complete preventative maintenance projects in a timely manner.
- Complete required weekly and monthly safety inspections on time.
- Attempt all repairs in-house.
- Complete turnover work in vacant apartments, including painting, cleaning, and maintenance items.
- Complete service requests in a timely manner, normally within 24 hours, including plumbing, heating, electrical, HVAC, carpentry, key and lock work, painting, landscaping, roofing, glass and window-screen repair and replacement, and appliance repair.
- Maintain curb appeal daily by removing trash, inspecting sprinkler lines, and maintaining weed control; report grounds problems to the maintenance supervisor, who will contact the landscape crew.
- Respond to emergency calls according to the service-request priority system, including evenings, weekends, and holidays.
