Requirements
  • A high school diploma or equivalent is required.
  • At least 2 years of maintenance supervisory experience is required; multifamily industry experience is highly preferred.
  • EPA Type II certification is required; Certified Pool Operator certification is preferred.
  • Must live within 30 miles of the assigned property.
  • Must have a valid driver's license and current automobile insurance and furnish a reliable personal vehicle for job functions.
  • Must have other licenses and certifications required by local, state, or federal law.
  • Must provide basic hand tools.
  • Must be able to use general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.
  • Must be able to diagnose and repair major appliances, HVAC systems, intermediate plumbing, intermediate electrical systems where no license is required, sheetrock, general carpentry, pool systems when required, roofs and gutters, painting, irrigation systems, landscaping, fountains, foundations and sidewalks, ice and snow equipment, golf carts, and small engines.
  • Must safely perform maintenance work and move up to 50 pounds, work at heights using ladders, work outdoors in extreme temperatures, and frequently bend or stoop.
Responsibilities
  • Spend 60–70% of the time performing hands-on repairs and maintenance and the remainder supervising associates and outside contractors and performing general management functions.
  • Organize service requests, prioritize and assign them to the maintenance team, monitor completion, follow up on outstanding items, and assist with repairs as needed.
  • Assist the Property Manager in managing the customer service program by adhering to service standards.
  • Inspect grounds, buildings, and community features daily to minimize liability and maintain curb appeal.
  • Maintain a preventative maintenance program that extends asset life and minimizes future repairs.
  • Identify and implement energy-saving conservation measures.
  • Manage maintenance supply inventory within budget guidelines.
  • Maintain a stocked and organized maintenance shop in accordance with safety standards and Occupational Safety and Health Administration guidelines.
  • Maintain the hazard communications program and teach and promote safe work practices.
  • Participate in monthly unit inspections.
  • Assist residents with move-in and move-out processes.
  • Maintain the key control program according to company policy.
  • Schedule and direct workers performing maintenance and repairs for unit turn events within budget and supervise vendors and contractors.
  • Supervise the maintenance team in restoring and cleaning vacant units for marketing.
  • Direct workers performing scheduled equipment maintenance according to manufacturer recommendations and operating manuals.
  • Address resident and employee concerns and resolve issues promptly and professionally.
  • Assist with upkeep and cleaning of offices, common areas, and model units and maintain accurate records.
  • Work with the National Facilities Director to obtain bids for capital improvements.
  • Work with the Property Manager to maximize property performance within budget guidelines.
