Requirements
  • A high school diploma or equivalent education is required.
  • Previous certification experience is required; the experience level may vary with the property's special needs.
  • Proficiency in Microsoft Office, particularly Microsoft Excel and Microsoft PowerPoint, is required.
  • Ability to work scheduled hours plus any additional hours necessary to complete the job is required.
  • Ability to stand, walk, sit, bend, stoop, squat, climb stairs, push or pull, reach above shoulder, file, open and close doors or drawers, grasp or turn, and write or type is required.
  • Ability to frequently lift or carry paperwork, deliveries, files, or miscellaneous items weighing less than 20 pounds is required.
  • Must attend required training and observe all federal and local Fair Housing Laws.
  • Must complete a background and drug screening as a condition of employment.
Responsibilities
  • Select and orient residents in accordance with the Resident Selection Plan.
  • Assist with leasing vacant apartments promptly in accordance with company policy, striving for 100% occupancy.
  • Complete timely recertifications and interim recertifications of residents in accordance with HUD regulations and the Low Income Housing Tax Credit Program.
  • Maintain and update the waiting list book and computer records in accordance with HUD regulations.
  • Assist with developing property goals and objectives.
  • Maintain resident files according to the CRM Occupancy Manual and assist the Property Manager with file reviews, including management reviews and mortgagee inspections.
  • Accept daily resident requests and prepare corrective work orders as directed by the Maintenance Plus program.
  • Perform daily office duties, including opening the office at the prescribed time, handling incoming work orders, taking applications, calculating eligibility with supporting documents, sending billing notices, greeting guests, responding to email, and answering incoming telephone calls.
  • Enforce the lease and rules and regulations in the Community Manager's absence.
  • Attend training courses as required by CRM Residential.
  • Complete required reports as directed by CRM Residential departments.
  • Perform other related duties as assigned.
