Requirements
  • At least 3 years of property management experience, including at least 1 year overseeing multiple sites or a high-unit-count property.
  • A proven track record managing budgets, variance reporting, and owner-facing financials.
  • Experience with lease-up, renewal strategy, and occupancy and retention management across two distinct communities.
  • Proficiency with RealPage/OneSite, including resident ledgers, work orders, reporting, and general-ledger coding.
  • Ability to pull and interpret resident activity reports, budget comparison reports, and financial statements.
  • Experience managing vendor bids, scheduling turns and renovations without disrupting occupancy, tracking renovation budgets against actuals, and coordinating contractors across two sites simultaneously.
  • Ability to prioritize competing deadlines across two properties.
  • Strong written and verbal communication for owner letters, vendor negotiations, and resident issues.
  • Ability to manage, motivate, and hold staff accountable at both sites.
  • Sound judgment regarding fair-housing compliance, vendor contracts, and emergency response.
  • Ability to travel and split time efficiently between two locations.
Responsibilities
  • Inspect all common areas and property features daily for cleanliness, safety, appearance, and condition, and take immediate corrective action when needed.
  • Maintain current market and neighborhood information, set relative pricing, and develop marketing and advertising programs to maximize market position.
  • Ensure that units are market-ready and maintain an adequate supply of available market-ready units.
  • Approve lease paperwork, applications, move-ins, move-outs, and renewals, and perform Leasing Consultant duties as needed.
  • Conduct move-in walks with residents and ensure resident satisfaction.
  • Collect, record, and deposit property income accurately and promptly.
  • Hire, train, and review the performance of on-site personnel; direct activities, delegate work, support development, and maintain personnel files.
  • Approve invoices for goods and services received at the sites and use and instruct office personnel on the accounts-payable system.
  • Provide leadership and accountability for all property operations.
  • Prepare and manage property budgets.
  • Attract new tenants through advertising, property viewings, and referrals.
  • Interview tenants and run credit checks.
  • Set rental rates, negotiate leases, and enforce lease agreements.
  • Address tenant complaints and inspect vacated units.
  • Contract and supervise repairs and maintenance work.
  • Collect rent, handle late payments, and manage operating expenses.
  • Maintain records of income, expenses, signed leases, complaints, and maintenance activity.
  • Prepare reports on the financial performance of properties.
  • Terminate leases and initiate eviction proceedings.
  • Manage all property staff.
