Requirements
  • At least five years of related experience is required.
  • Experience in an apartment community is required.
  • Experience with drywall, lock changes, light electrical work, carpentry, flooring, and plumbing is required.
  • Heating, ventilation, and air conditioning Type I and Type II certification is required.
  • Knowledge of third-party government agency inspection protocols, including REAC and state finance agency inspections, is required.
  • Experience leading a team is required.
  • The employee must possess personal hand and power tools.
  • A valid driver's license and clean driving record are required.
  • Successful completion of a background check and drug screening is required.
  • The employee must be able to work on-call nights and weekends when required.
Responsibilities
  • Oversee all day-to-day physical operations of the property while meeting safety, appearance, operational, and budget standards.
  • Manage the inventory of ready apartments to support marketing and leasing efforts.
  • Schedule and supervise staff and contractors, and inspect completed make-ready apartments for move-in.
  • Lead maintenance staff and workflow processes by delegating maintenance tasks and work orders.
  • Provide 24-hour, seven-day-per-week emergency maintenance service through on-call duties.
  • Oversee the physical plant and report regularly to the Property Manager.
  • Inspect the property and identify physical property and maintenance needs, making recommendations to management.
  • Document capital improvement and contracted needs, develop scopes of work, solicit competitive bids, and provide bid packages to the Property Manager.
  • Oversee, order, and maintain inventory levels of parts and supplies, keeping the maintenance shop organized and accessible.
  • Maintain the Capital Inventory Control Log.
  • Maintain the overall attractiveness and curb appeal of the property.
  • Inspect apartments, building systems, common areas, and grounds and correct deficiencies.
  • Assign, handle, complete, and document service requests and work orders, including maintenance and repairs involving plumbing, HVAC, carpentry, appliances, carpeting, drywall, defective parts, grounds, and electrical systems.
  • Assist with moving appliances and abandoned furniture and with unloading and storing supplies.
  • Correct unsafe conditions immediately and follow safety-first practices.
  • Maintain accurate records and schedule inspections, preventive maintenance, work orders, service requests, make-ready status, and work in progress.
  • Maintain the Property Inspection Control Log, Winter Weather Log, and Interior/Exterior Light Log.
  • Prepare and schedule vacant apartments for occupancy within three to five days of vacancy.
  • Remove trash and debris from vacant units.
  • Prepare units for painting and flooring.
  • Complete make-ready punch-list tasks, including cleaning, painting, flooring, caulking, wall preparation, replacing receptacle and switch-plate covers and light bulbs, and repairing holes in walls.
  • Inspect and report additional maintenance needs discovered during make-ready work and complete tasks within the applicable skill set.
  • Complete final touch-up work before the final move-in-ready inspection when assigned.
  • Inspect ready apartments daily, communicate and enter new maintenance needs, and inform leasing of ready-unit status for prospect showings.
  • Assist with resident retention initiatives and property-issued communications and notices.
  • Maintain confidentiality of resident, applicant, employee, and company information.
