Requirements
  • A high school diploma or general education degree (GED) is required.
  • Prior maintenance experience or experience in a related field is required.
  • The ability to read and interpret safety rules, operating and maintenance instructions, and procedure manuals is required.
  • The ability to write routine reports and correspondence is required.
  • The ability to read and write English is required.
  • A basic understanding of mathematics is required.
  • A valid driver's license and insurability are required.
  • The employee must be able to stand, walk, handle tools or controls, reach, climb, balance, stoop, kneel, crouch, crawl, talk, and hear.
  • The employee must be able to climb stairs and ladders and reach heights of 8 feet with the aid of a ladder, without fear of heights at 24 feet or more.
  • The employee must regularly lift or move up to 100 pounds.
  • The employee must have the specified close, distance, color, peripheral, and depth vision abilities and the ability to adjust focus.
  • EPA certification is required.
Responsibilities
  • Participate in all types of maintenance projects.
  • Perform electrical repairs on appliances, fixtures, switches, outlets, and circuits.
  • Perform plumbing work, including cleaning stoppages and replacing fittings.
  • Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
  • Perform interior and exterior painting.
  • Perform carpentry work, including fitting doors, freeing windows, replacing and building shelves, and sanding and refinishing floors.
  • Assist with custodial work in common areas and vacant apartments, including sweeping, mopping, vacuuming, emptying trash, and cleaning windows.
  • Assist with grounds work, including grounds policing, when necessary.
  • Repair concrete, masonry, roofing, and fencing when required.
  • Train other staff members.
  • Participate in a standby emergency schedule for evening, weekend, and holiday coverage.
  • Manage the stock control and utilization of maintenance materials.
  • Assist the resident manager in scheduling annual apartment inspections.
  • Refurbish apartments before resident occupancy.
  • Perform scheduled maintenance on equipment according to manufacturers' recommendations and operating manuals.
  • Periodically inspect units, buildings, and common areas and perform scheduled repairs and janitorial assistance.
  • Maintain knowledge of water and gas meter cutoffs, apartment and fixture cutoffs, sewer clean-outs, and their posted map.
  • Ensure storage areas and entrances are locked and that adequate lighting is maintained.
  • Maintain knowledge of contracts and suppliers, including their services, goods, and prices.
  • Assist with apartment follow-up inspections.
  • Maintain adequate supplies and materials and ensure workshop and storage areas are organized, clean, and safe.
  • Follow work-safety programs.
  • Assist with janitorial, custodial, gardening, and other non-repair maintenance work as needed.
  • Assist the resident manager in other areas when needed.
