Requirements
  • Five to ten years of experience in a property or facility management environment.
  • Knowledge of building standards and requirements.
  • Strong technical knowledge of building operations components such as Heating, Ventilation, and Air Conditioning (HVAC) and life safety systems.
  • Strong computer skills and proficiency with technology.
  • Certified Facility Manager (CFM) through International Facility Management Association (IFMA).
  • Certified Property Manager (CPM) through Institute of Real Estate Management (IREM).
  • Facility Management Administrator (FMA) designation through Building Owners and Managers Institute (BOMI).
  • Real Property Administrator (RPA) through Building Owners and Managers Institute (BOMI).
  • Ability to multitask and meet strict deadlines under pressure.
Responsibilities
  • Act as the primary representative for day-to-day contact with the client and tenants regarding contract performance.
  • Manage facilities with square footage between 500,000 and one million, which may include multiple properties.
  • Supervise team members including directing activities, establishing goals, and conducting performance evaluations for a team of greater than ten members.
  • Follow and apply all Health and Safety and Emergency Response protocols aligned with corporate and client expectations.
  • Ensure compliance with corporate and legislated policies, procedures, and guidelines related to environmental and building codes.
  • Oversee technical aspects of facility operations and supervise on-site technical staff to ensure work meets technical standards.
  • Maintain complex preventative and corrective maintenance schedules to ensure asset integrity.
  • Monitor work order progress, prioritize tasks based on urgency, and ensure completion within established timelines.
  • Conduct site inspections to proactively identify and address potential issues.
  • Assume financial responsibility for facility operations, including budget management for Operations and Maintenance, transactions, capital projects, and rent.
  • Perform monthly budget analysis and re-forecast allocations using financial reports.
  • Collaborate with Asset Management teams to provide input for the capital planning process.
  • Manage vendor relationships and monitor performance and compliance with contractual obligations.
  • Leverage technology such as work order systems, vendor monitoring tools, Building Automation Systems (BAS), and Computerized Maintenance Management Systems (CMMS) to deliver services.
  • Identify and nurture leadership potential within the team through mentorship and coaching.
