Requirements
  • A High School Diploma and a minimum of three years of combined experience in building maintenance and repairs, cleaning operations, and customer service.
  • Working knowledge of electrical systems, plumbing, and heating, ventilation, and air conditioning systems.
  • Proficiency in the safe use of hand tools, power tools, and maintenance equipment.
  • Comfort using technology for inspections, work order management, equipment logging, and communication.
  • A valid Ontario G Driver’s License.
  • Access to a reliable vehicle and the ability to drive regularly between assigned properties.
  • A clean driving record and successful completion of background checks.
  • Willingness and ability to reside on-site in a live-in position.
  • Basic tools for regular maintenance, including a drilling machine and screwdriver set.
Responsibilities
  • Develop and maintain positive, professional relationships with residents, third-party contractors, and municipal officials.
  • Prepare, print, and distribute notices as required.
  • Conduct routine property inspections to identify maintenance, operational, or safety concerns.
  • Perform daily inspections of building systems and equipment and maintain accurate operational logs to support preventative maintenance initiatives.
  • Identify, address, and complete repairs or maintenance deficiencies in common areas and on property grounds.
  • Manage and maintain inventory, supplies, tools, and equipment.
  • Perform weekly inspections of vacant units to ensure they remain in excellent showing condition.
  • Complete resident work orders efficiently and within established timelines.
  • Coordinate and collaborate with third-party vendors and service providers to ensure smooth building operations.
  • Support building security initiatives by following established key management and access procedures.
  • Respond to after-hours emergencies with support from the internal service center and property team.
  • Travel between assigned properties as required.
  • Schedule and complete apartment repairs, including drywall repairs, plumbing repairs, appliance maintenance and troubleshooting, carpentry work, and minor electrical repairs where applicable and permitted.
  • Inspect vacant units and determine turnover repair requirements.
  • Conduct daily inspections and maintain logs for mechanical and building equipment, including documenting deficiencies and reporting concerns.
  • Test, inspect, and maintain accurate records for fire safety equipment and backup power generators.
  • Monitor building systems and equipment to ensure proper operation and timely maintenance.
  • Maintain building-related equipment such as snow blowers, bin movers or pushers, commercial vacuums, and maintenance equipment.
  • Support colleagues and departments, including Construction Managers and Leasing Managers.
  • Maintain exceptional cleanliness standards throughout the property by implementing and following regular cleaning schedules.
  • Perform basic landscaping and seasonal snow removal duties, including related inspections and documentation.
  • Ensure waste disposal areas remain clean, safe, and organized.
  • Clean garbage chutes and coordinate movement of waste bins to and from designated collection areas as required.
  • Inspect exterior areas, pathways, parking areas, and grounds for hazards and maintenance concerns.

Akelius raises $379M in equity to repurchase hybrid bond

Akelius Residential Property AB has raised €335 million in equity through a capital contribution from its owner, Akelius Apartments Ltd. The funds will be used to repurchase an outstanding hybrid bond worth €334.7 million, which has a first reset date in May 2026. Standard & Poor's assigns Akelius's hybrid bond 50% equity content. By adding equity well above this threshold, the Swedish property company expects to receive equity content recognition for any future hybrid capital securities it issues. The transaction was announced on 1 May 2026.

Akelius Residential Property AB has issued a EUR 550 million senior unsecured bond. The issue
