Requirements

Responsibilities

  • Maintain the property's exterior and pool areas.
  • Inspect buildings and grounds for safety and cleanliness.
  • Conduct regular inspections of common-area systems.
  • Communicate with vendors and contractors.
  • Report inventory needs and potential liabilities.
  • Ensure compliance with Fairfield policies and procedures.
  • Respond to on-call emergencies and assist with resident notices.
  • Follow safe work practices and participate in training.

In partnership with developer Fairfield Residential, the teams brought to life an impressive high-rise apartment community in the ever-popular Montrose neighborhood. A highlight of KTGY Dallas's (formerly GDA) expertise is their strength and confidence in high-rise design. 1010 Waugh replaces a single-story commercial building and sculpts an enduring presence on a site with unimpeded skyline views, connectivity to the city and within walking distance of Buffalo Bayou Park. This development process continued the relationship with Fairfield Residential in their 10th Houston venture and KTGY's architects collaborated with the client to realize an idea of upscale urban living for the professionals and young families who want a little bit of everything, and to have it in style. 1010 Waugh mixes resort-style amenities, luxury apartment design and finishes, with easy access to the city, this exciting neighborhood and nearby parks. A strong design decision early in the development process became crucial for the success of the building. Originally intended to be a cold-formed steel building, the design team opted for a concrete and steel frame that could give residents higher ceilings and designers more flexibility in shaping the building. The result is a wider array of units that suit different lifestyles and an extremely competitive feature set, including a pool deck that overlooks downtown and an increased number of balcony and exterior units that can capitalize on the view. In a neighborhood trending denser, the design of 1010 Waugh doesn't shy away from scale but makes it welcoming and legible to the residents. The building's base houses the lobby, coworking and cyclist shop with storefront windows that increase presence and interactions with the street. A four-story base with a screened garage keeps cars off the street and allows additional square footage to support project density. The pool deck and more resident amenities sit just above the podium, while the building splits into two residential wings that leave prime center space open for the outdoor spaces, balconies and corner units. Avery, a Texas native who attended high school just minutes from this location, brought a personal perspective to this project. Her creative interpretation of Buffalo Bayou, located near the apartment community, captures the water's organic flow and the graceful birds that call the area home. Spanning more than 1,100 square feet, this vibrant mural transforms Rosine Street into an open-air gallery - a love letter of public art for all passersby.
