An associate degree in Construction Management or a similar field, or journeyman status in a building trade such as carpentry, and at least five years of progressively responsible construction supervision.
At least 10 years of construction-industry experience with a commercial and/or institutional general contractor engaged in general building and civil construction.
At least five years of government-contracting experience.
Knowledge of construction procedures, building codes, estimating, and scheduling practices.
Understanding of construction means and methods for multifamily and commercial projects, including related site work.
Working knowledge of civil, architectural, mechanical, and electrical work.
Ability to communicate effectively in spoken and written English.

Responsibilities
Negotiate and estimate costs, including considering alternate construction methods and materials.
Obtain unit-cost information to support the selection of products, finishes, building designs, appliances, and mechanical systems.
Verify monthly construction draw progress reports and maintain project quality control.
Verify change-order and allowance-item costs.
Manage changes in project scope and ensure current contract documents are used to prevent avoidable rework.
Administer contracts, subcontracts, purchase orders, and other agreements to ensure scope, terms, and conditions are met.
Develop, manage, and execute a progressive construction schedule from site work through project turnover.
Investigate field-problem alternatives that preserve quality while minimizing cost impact, communicate them to construction and owner representatives, and follow up on implementation.
Manage daily field activities to meet project milestones and the overall schedule completion date.
Create short-interval look-ahead schedules to communicate and track upcoming work and ensure it is addressed proactively.
Manage the punch list and project closeout process to ensure timely completion.
Maintain current knowledge of each subcontractor’s construction status and progress.
Manage and coordinate work so it is constructed in an orderly manner consistent with contract documents and industry best practices.
Establish and maintain project dimensional controls, using third-party survey and layout personnel when appropriate.
Verify that work is installed in a workmanlike manner, including being plumb, level, and straight.
Maintain a look-ahead of at least two weeks to identify potential issues and facilitate solutions.

GCI focuses on the ground-up development, construction and management of high growth markets located in Ohio, North Carolina, South Carolina, Florida and Tennessee. We are currently seeking a Construction Superintendent to join our team in Beachwood, OH for our renovation project at Four Seasons Apartments.
What you will do:
Estimating, buying and budget management
Possess negotiating and cost estimating skills, including:
Knowledge of alternate construction methods and/or materials
Follow-up to obtain unit cost information necessary for selection of products, finishes, building designs, appliances, mechanical systems, etc.
Be responsible for verifying all monthly construction draw progress reports and maintaining project quality control
Be responsible for verifying all change order and allowance item costs
Managing changes in project scope to ensure that the most contemporary contract documents are being used at all times to prevent avoidable rework

Initial project scheduling and schedule management

Be fully knowledgeable of the individual subcontractors construction status and progress
Managing and coordinating the work to ensure that it is constructed in an orderly and deliberate manner that is consistent with the standard-of-care set forth in the contract documents that is viewed by industry as an effort that is consistent with best-practices standards
Establishing and maintaining all dimensional controls for the project to include the use of third party survey and layout personnel when appropriate
Verifying that all work is installed in a workmanlike manner (i.e.: plumb, level, straight, etc...)
Manage and look-ahead no less than two weeks to proactively identifying issues that could lead to problems and facilitate solutions

Education
