  • At least one year of maintenance experience is required.
  • Must live within 30 miles of the assigned property.
  • Must have reliable transportation and be able to accommodate a rotating on-call schedule as required.
  • Must be able to work a varied schedule, including weekends and holidays, as required.
  • Ability to troubleshoot and repair HVAC, plumbing, electrical, appliances, and other community systems.
  • Must be able to use general maintenance equipment, including hand tools, ladders, refrigerant recovery units, landscaping equipment, and required safety equipment.
  • Must provide the hand tools needed for the position.
  • Must be able to transport or move up to 50 pounds variable distances.
  • Must be able to use ladders to access heights exceeding eight to nine feet.
  • Must be able to work outdoors in temperatures exceeding 90 degrees or below 32 degrees Fahrenheit.
  • Must be able to personally perform general maintenance repair tasks safely.
  • Must be able to frequently bend and stoop to access equipment and machinery.
  • Must hold other licenses and certifications required by applicable local, state, or federal law.
Responsibilities
  • Complete service requests and repairs thoroughly and in a timely manner.
  • Assist the Maintenance Supervisor with monitoring inventory of equipment, tools, parts, and supplies.
  • Maintain customer service standards.
  • Comply with personnel management policies and procedures and maintain an organized, clean, and safe work area.
  • Maintain the preventive maintenance schedule.
  • Communicate with residents, employees, vendors, and supervisors.
  • Work with the Maintenance Supervisor to adhere to budget guidelines and maintain the preventive maintenance program.
  • Assist the Maintenance Supervisor with maintaining a hazard communications program.
  • Inspect grounds, buildings, and other community features to minimize liability concerns.
  • Ensure adherence to company safety and hazard communications programs, policies, and procedures.
  • Work with the Maintenance Supervisor to maintain the physical condition of the community according to company operating and safety standards.
  • Work with the maintenance team to maintain excellent curb appeal.
  • Assist residents with the move-in and move-out process.
  • Assist with scheduling and performing maintenance and repair-related turn events.
  • Perform scheduled maintenance on equipment according to manufacturers' recommendations and operating manuals.
  • Address complaints and resolve issues in a timely and professional manner.
  • Maintain accurate records and contribute to the upkeep and cleaning of the office, common areas, and model.
  • Assist with daily cleanup of the property's exterior, including grounds, breezeways, and common areas.
  • Perform swimming pool maintenance and cleaning and maintain accurate chemical logs.
  • Participate in an on-call rotation for emergency service.
  • Perform additional required tasks and responsibilities.
Desired Qualifications
  • EPA certification Type I and II is preferred.
  • Maintenance experience in the apartment industry is preferred.
