Requirements
  • At least 5 years of experience in facility maintenance.
  • Basic proficiency in computer skills, including Microsoft Word and Microsoft Excel.
  • Strong customer service and interpersonal communication skills.
  • Proficiency in plumbing, electrical, painting, carpentry, and general repair skills.
  • Ability to read, comprehend, write, and speak English to interpret written plans and instructions and communicate effectively with residents, families, and team members.
  • Must meet all health-related requirements pertaining to state licensure.
  • Must maintain current CPR and First Aid credentials.
  • Must maintain current Food Handler credentials.
  • Must maintain annual Continuing Education Credits.
  • Must have a valid state driver's license, including a commercial driver's license where required, and a clean driving record.

Responsibilities
  • Oversee maintenance of the community building, grounds, and vehicles to preserve a safe, clean, and attractive living environment and ensure the physical plant complies with local and state regulatory agency guidelines.
  • Develop, oversee, and ensure adherence to a preventative maintenance schedule for all building systems, including heating, ventilation, and air conditioning, fire sprinklers and alarms, lighting, plumbing, elevators, roofing, landscaping, kitchen equipment, laundry equipment, and vehicles.
  • Draft, negotiate, and administer vendor contracts relating to building systems; evaluate contractor performance; and assist in developing contracts and specifications.
  • Ensure department or project goals and milestones are met while adhering to approved department or project budgets.
  • Maintain strong working relationships with vendors.
  • Ensure an adequate inventory of maintenance supplies and equipment for efficient operation of all building systems.
  • Develop and oversee the Engineering Department budget and ensure projects are completed within budget guidelines.
  • Ensure work orders for minor repairs and maintenance in occupied resident apartments are completed in a timely manner.
  • Determine major facility repair needs through subordinate supervisors, report findings, and make recommendations to the Executive Director and other management team members.
  • Analyze and recommend cost-effective approaches to facility maintenance, repair, and renovation and provide recommendations to the management team.
  • Develop and oversee the Community Safety Program, including fire and evacuation drills, disaster planning, emergency systems, and workplace safety.
  • Conduct team member training, maintain training records, and oversee training related to the Safety Program.
  • Serve as Chairperson of the Community Safety Committee by scheduling and conducting regular meetings, maintaining meeting records, and submitting meeting reports to the Executive Director.
  • Ensure compliance with state and federal safety regulations, including Cal/OSHA.
  • Create and administer an inspection program covering general cleanliness, safety, hazardous materials, facility maintenance, and code compliance.
  • Hire, train, supervise, and evaluate the performance of the Maintenance Department and Housekeeping teams.
  • Serve as a member of the Community Management Team and perform other management duties as requested by the Executive Director.
  • Oversee the housekeeping function.
  • Ensure community common areas are maintained in a clean and sanitary manner through daily observation and walkthroughs of halls, living rooms, lobbies, dining rooms, elevators, public restrooms, activity areas, wellness centers, and other sitting areas.
  • Develop a quality assurance process to ensure resident laundry services are performed efficiently and effectively and that supplies and laundry rooms are maintained in a neat and clean condition.
  • Assist with hiring, training, evaluating, and disciplining community housekeeping and laundry team members as needed.
  • Attend required team member meetings and in-service training sessions.
  • Uphold residents' rights as defined by state regulations and company policy.
  • Support and uphold company policies and the service philosophy.
  • Maintain reliable and predictable attendance.
  • Perform other duties as assigned.
