  • Mathematical skills at the high-school level are required to calculate prorations and bank deposits.
  • Excellent verbal and written communication skills are required.
  • Proficiency in Microsoft Office, including Word and Excel, Outlook, and the internet is required.
  • Strong proficiency in property management software, preferably Yardi, is required.
  • Leadership and team-building skills are required.
  • A valid driver’s license is required.
  • Reliable transportation is required to attend meetings and purchase or pick up supplies.
  • Availability for overtime, weekend, holiday, and evening work is required.
  • The employee must be reachable at home and able to respond in emergencies.
Responsibilities
  • Collect and secure rental payments.
  • Scan daily bank deposits and verify their accuracy.
  • Assist the Community Director with daily rate approvals in Yieldstar.
  • Input daily activity transactions in Yardi and clear outstanding validations.
  • Prepare accounting records and reports, including deposit accounting and monthly closeout.
  • Verify the accuracy of move-outs for integration with the rental collection company.
  • Deliver late-rent letters and notices to vacate, and contact residents with unpaid or owed rent daily.
  • Handle bad-debt collection until no longer applicable.
  • Assist with the eviction process and follow orderly, timely policies for local municipalities.
  • Enter activity into Yardi using the daily, weekly, and monthly checklists, including Skip Watch information when applicable.
  • Assist the Community Director with Apartment Ratings responses.
  • Assist the team in achieving positive SatisFact scores.
  • Assist with leasing duties, including showing apartments and preparing leases through electronic signature when applicable.
  • Maintain organized community-office files.
  • Maintain working knowledge of laws, rules, and regulations concerning apartment leasing and management, including Fair Housing, collections, evictions, towing, and pool enclosures.
  • Prepare accurate and complete reports in a timely manner.
  • Handle or assist with receiving, recording, preparing, and following up on work orders for resident service requests.
  • Assist with vacant-apartment inspections and take appropriate action to prepare apartments for market-ready status.
  • Promote resident retention by assisting with the renewal program.
  • Perform periodic inspections of common areas, including balcony and patio inspections.
  • Report observed maintenance problems.
  • Assist in planning and preparing resident functions.
  • Stay informed about and comply with policies and procedures in the operations manual.
  • Comply with company safety policies and rules and use required safety equipment.
  • Assume the Community Director’s duties as directed.
  • Remain courteous and helpful to residents, prospective residents, and coworkers.
  • Be willing to work at other Highmark communities as needed.
  • Perform other duties assigned by the Community Director.
  • Travel and overnight stays may be required.
