  • Employment history demonstrating knowledge and skills sufficient for the safe use and maintenance of hand tools, power tools, user-moved aids, mechanical equipment, and measuring devices.
  • Ability to read, write, and communicate effectively in a support capacity, represent company management, act as a first point of contact, and answer questions about department operating policies.
  • Mathematical skills sufficient to add, subtract, multiply, and divide numbers, decimals, and fractions for basic maintenance duties.
  • Ability to apply logical thinking and common sense to define and correct problems and carry out written, oral, or diagrammed instructions.
  • Ability to deal with problems involving several concrete variables in standardized situations.
  • Proficiency in internet, word processing, spreadsheet, and database management programs for maintaining records and developing information for a supervisor.
  • EPA Type I and II or Universal certifications for refrigerant recycling, along with all certifications required by state and local jurisdictions.
  • A current valid driver's license is required.
  • Ability to meet predictable attendance and punctuality expectations and the physical demands of the position.
  • Ability to work a flexible schedule, including on-call evenings, weekends, and holidays, and perform essential job functions unaccompanied.
  • Ability to work inside and outside in all weather conditions, access all interior and exterior property areas, navigate stairs and extended distances, and operate golf carts where applicable.
  • Ability to push, pull, lift, carry, or maneuver up to 50 pounds independently and up to 150 pounds with assistance.
Responsibilities
  • Complete resident service work orders within 24 to 48 hours by diagnosing defects or problems and making repairs in accordance with policies, procedures, safety standards, and code requirements.
  • Complete the make-ready process for vacant apartment homes by conducting pre-move-out inspections, creating maintenance punch lists, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.
  • Follow procedures for obtaining materials, supplies, equipment, tools, and other items from the maintenance shop; track inventory, return unused items, and notify the maintenance supervisor of reordering needs.
  • Complete service-request documentation and other paperwork accurately and promptly so requests can be documented and tracked.
  • Maintain grounds, common areas, and amenities by removing trash and debris, pressure-washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
  • Support cost-cutting and expense-control programs by repairing rather than replacing parts when possible, reducing waste, and using tools and equipment correctly.
  • Inspect work performed by contractors, vendors, and other service providers when required to verify compliance with quality standards, scope, and specifications.
  • Attend and participate in routine safety meetings, complete required OSHA and safety-law training, and report accidents and incidents promptly and accurately.
  • Interact respectfully with residents and service staff, answer resident questions, respond to maintenance-service complaints, and complete assigned work orders efficiently and urgently.
  • Assist with routine and periodic property inspections to identify safety and risk-management concerns, maintain the property, and communicate physical property needs to management.
Desired Qualifications
  • A high school diploma or GED is preferred.
  • Property management system experience is preferred.
