As the anchor tenant for the retail village, the grocer will offer the following Lowes Foods Originals, areas of the new store that are unique to Lowes Foods: * The Beer Den offers the finest selection of varied and local crafts and drafts, with seasonal offerings of unique beers, special events, and tap takeovers. * Boxcar Coffee offers guests a cup of coffee while they shop or a smoothie for the kids and enjoy seasonal offers. * The Cakery offers a broad and eye-appealing variety of whimsical and layered creations. Groundbreaking is scheduled for Q3 of 2026 with opening slated for 2027. "The Lowes Foods at Cadia Village Mooresville will provide a walkable grocery option for the residents of our new community, as well as a destination for thousands of shoppers in the surrounding neighborhoods," said Garrett Maravetz, senior vice president of retail development for Pappas Properties. Cadia Village Mooresville broke ground in November 2025, and is envisioned as a multi-generational community, consisting of for-sale homes and townhomes, active adult flats and cottage homes, along with apartment homes. Lowes Foods will be joined by a mix of restaurants, shops, office space, and a community village green. The community will also enjoy a wellness center with programming designed to enhance the overall wellbeing of residents. Currently under construction through Cadia Village Mooresville, the East-West Connector is a major infrastructure project that will ultimately create a direct link between Interstate 77 and Interstate 85. Phase I, anticipated for completion in Q4 2026, will connect Langtree Road to Highway 115 and include a new signalized intersection serving Cadia Village Mooresville. A future Phase II will extend the corridor eastward to Interstate 85. The announcement of Lowes Foods coming to Cadia Village Mooresville follows several recent approvals and groundbreakings for Pappas Properties in the Charlotte area, which also includes the start of the initial residential component of Cadia Village Matthews and the construction of Cadia Grandview in Raleigh. Lowes Foods opens sixth charlotte-area store in Waxhaw. Lowes Foods opened its sixth Charlotte-market store Jan. 15 in Waxhaw, North Carolina, at the southwest corner of Providence Road and Prescott Glenn Parkway. The Winston-Salem-based grocer is in the midst of a broader expansion across the Carolinas with multiple store openings and conversions planned for 2026. The Waxhaw opening follows recent store launches in Red Bank in the Columbia market and Indian Land, South Carolina. Lowes Foods also announced plans to convert a current Kj's Market in Lyman, South Carolina, into a full-service Lowes Foods location. Additional expansion is underway in the Triangle and Low Country markets, with stores opening in Wendell and Fuquay-Varina and the conversion of a Kj's Market in John's Island, South Carolina. A seventh Charlotte-market location is planned for Kannapolis later this year. The 80-plus-store chain is deploying its signature "Lowes Foods Originals" concept in Waxhaw, featuring in-store experiences designed to differentiate the grocer from conventional supermarkets. Store features and format. The Beer Den anchors the experiential retail approach. The section offers craft and draft beers with a focus on local selections. Customers can pour a pint to drink while shopping or fill growlers and crowlers to take home. The Den runs Thursday half-price pints and Friday Night Flights promotions alongside seasonal offerings and tap takeovers. Boxcar Coffee provides grab-and-go beverages including coffee and smoothies with seasonal limited-time offers. The Cakery produces square cakes assembled in front of customers and topped with icing made in-store using real cream and butter. A Cheese Shop carries traditional and specialty cheeses. The Community Table, constructed from reclaimed barn wood, serves as a gathering point for food pairings, tea parties, floral arranging classes and private events ranging from children's birthday parties to adult beverage tastings. SausageWorks features locally made pork, beef and poultry sausages in what the company describes as conventional and unconventional flavor combinations. Prepared foods focus. The deli counter draws from three Lowes Foods concepts: The Chicken Kitchen, The Smokehouse and Sammy's. The Chicken Kitchen offers rotisserie chicken, fried chicken, wings, pot pies, tenders, chicken salad and Cock-a-Doodle Noodle soup. The chicken is fresh, never frozen, locally sourced and raised without antibiotics. The Smokehouse rotates wood-smoked meats daily, including beef, pork, chicken and salmon prepared with various woods. Products are available ready-to-eat or ready-to-heat. Sammy's provides custom sandwiches and pizzas made with Boar's Head products or Smokehouse items and Pick & Prep vegetables. Customers can order custom items or select grab-and-go options. The store offers seating for on-site dining. The Waxhaw location supports Lowes Foods To Go, the chain's online shopping and pickup program. Parent company structure. Food Lion will try again on Hilton Head island. Here's where it will be located. About 14 years after it closed an underperforming Hilton Head store, Food Lion is planning to open a new location on the island. Plans have been submitted for a new Food Lion at the former Sam's Club site at 93 Mathews Drive in Port Royal Plaza. Most recently, a 20-year memorandum of lease was signed Oct. 9 between the grocery chain and landlord Barony Fund I Investment LLC for a 41,000-square-foot store. The Sam's Club property is owned by Hilton Head businessman J.R. Richardson, who bought it in February 2024 for $5.8 million. Part of the site has already been redeveloped into Dill Dinkers Pickleball. Food Lion operated for almost 22 years on the island, from May 1990 to early 2012. When it closed, Hilton Head was one of 113 underperforming stores shuttered by the North Carolina-based supermarket chain. Now Food Lion is trying again on Hilton Head, hoping to breathe new life into a retail space considered by many to be a mid-island eyesore. And it's coming to a space where projects have been promised in the past, only to never materialize. The old Sam's Club spot. Sam's Club packed its bags on Hilton Head in 2017 to move across the bridge to Bluffton. This set off years of trouble for the Port Royal Plaza space, where much has been promised over years of vacancy. About two years after Sam's closed in 2019, Florida-based Bealls Inc. submitted a proposal to put two of its stores - Burke's Outlet and Home Centric - in the space. Two years later, Go Store It self-storage facility planned to fill the space, but ultimately withdrew the plans after pushback from the community and town officials. Most recently, "homegrown" grocer Lowes Foods filed plans to move into the space. Lowes is expanding its presence in South Carolina; the Winston-Salem, North Carolina-based company said in May that it will convert a Kj's Marketplace in John's Island into one of its stores. But Hilton Head never materialized. Richardson's purchase of the plaza was an indication that things were getting serious. His company, the Richardson Group, is a Hilton Head stronghold, and Richardson's father James Norris "Big Daddy" Richardson is responsible for the shopping center that eventually became Coligny Plaza. JR Richardson created the gated Windmill Harbour community along the Intracoastal Waterway, as well as the South Carolina Yacht Club. Richardson also opened Westbury Park in Bluffton and pizza restaurant Local Pie. The pickleball facility at the site opened in May 2025. Lee Lucier, COO at the Richardson Group, did not respond to requests for more information. Other tenants at Port Royal Plaza include Street Meet tavern, OKKO Japanese Sushi & Hibachi Restaurant and Planet Fitness. What is Food Lion? Food Lion is a regional supermarket chain with locations mostly scattered throughout the southeast, Delaware, Pennsylvania and Maryland. It is one of 17 companies owned by Ahold Delhaize, a Dutch-Belgian food retail group that also owns northeast-centric chains like Stop & Shop, Giant Food and Hannaford. Although it's based in Europe, the U.S. is Ahold Delhaize's largest market, with 2,017 stores in the third quarter of 2025. The company seemed to indicate Food Lion was performing relatively well in the third quarter; the chain reported 52 consecutive quarters of comparable store sales growth and was the driver of a 15.4% increase in U.S. online sales. Food Lion also began work on 92 store remodels in the Greensboro, North Carolina, area in the third quarter, and launched 153 omnichannel remodels at 153 Charlotte, North Carolina-area stores. Ahold Delhaize is also building a new North Carolina distribution center to meet "growing capacity demands," the company said in its report. In the Lowcountry, the company currently has one store in Bluffton, one in Okatie, two in Beaufort, one in Lady's Island and one in Shell Point near Parris Island. A Food Lion spokesperson said that over the years, the company has worked to evolve its store format, product assortment and omnichannel capabilities to meet the needs of the communities it serves. "We're confident this approach positions us well for success in this market," the company said of its future Hilton Head store. "We look forward to building lasting relationships and helping customers easily access the food they need to nourish their families."
