Requirements
  • A high school diploma or GED is required.
  • At least one year of experience as a maintenance technician in a residential apartment setting or equivalent experience is required.
  • Knowledge and on-the-job experience are required in plumbing, electrical, heating, ventilation and air conditioning, refrigeration, appliance repair, building key systems, lawn irrigation systems, and pool and sauna operations.
  • A Certified Pool Operators License, Special Boiler’s License, and Type II Refrigerant Certification are required within six months of hire.
  • Reliable transportation, a valid state driver’s license, and proof of insurance are required because travel between sites is required.
  • Fluent English and oral and written communication skills are required.
  • The ability to respond to emergency calls in a timely manner, preferably within 30 minutes, is required.
  • The role requires the ability to perform physically demanding work, including frequent kneeling, lifting, pushing, pulling, stair climbing, and movement through property buildings; frequent lifting of up to 80 pounds with assistance; and work around heights, ladders, uneven surfaces, confined spaces, dust, fumes, noise, and changing temperatures.
  • The role requires use of safety gloves, safety eyewear, ear plugs, Yaktrax, and a lockout/tagout kit.
  • The employee must provide and use required hand tools, a cordless drill, tape measure, GFI receptacle tester, handheld infrared or laser thermometer, and basic multimeter.
Responsibilities
  • Complete all maintenance work order requests.
  • Monitor and maintain building systems, including heating, ventilation and air conditioning, plumbing, and boilers, and perform assigned repairs.
  • Assist the Property Manager with unit-to-unit inspections.
  • Perform site-level preventative maintenance assigned by the Zone Building Engineer or Property Manager.
  • Communicate with the Zone Building Engineer and Maintenance Technician I about major site repairs, remodels, and capital projects, and work with them directly when needed.
  • Work collaboratively with vendor teams on identified maintenance projects.
  • Maintain an adequate inventory of hand tools, parts, and supplies and maintain a complete workshop area with the Property Manager and peer group.
  • Alert the Property Manager to unusual circumstances or high-priority issues requiring immediate attention.
  • Perform groundskeeping tasks as needed based on property needs.
  • Remove snow from site walkways and driveways during winter months.
  • Attend relevant training courses and required trainings and meetings, and keep required certifications current.
  • Comply with safety program requirements and promote workplace safety.
  • Provide rotating standby support and respond to emergency calls in a timely manner.
  • Perform other duties assigned by the Property Manager.
Desired Qualifications
  • An associate degree or certification in mechanical, heating, ventilation and air conditioning, electrical, or industrial maintenance is preferred.
