Requirements
- A degree or certificate program must be in progress at an accredited college or university while employed.
- Be available for regularly assigned office and on-call shifts on weekdays and weekends, based on academic schedule availability.
- Periodically work evening and weekend events.
- Attend weekly staff meetings and special or emergency meetings, and participate in staff training and orientation, which may occur on evenings or weekends.
- Prioritize availability for Community Assistant scheduling when considering other extracurricular opportunities.
- Maintain a professional attitude and manner in work relationships.
- Comply with American Campus Communities policies and procedures, including the Photo, Video and Voice Recording Policy as a condition of employment.
Responsibilities
- Conduct sales activities including making appointments, generating leads, conducting tours, maintaining showrooms, and completing prospect follow-up accurately and promptly.
- Provide customer service to prospective and current residents and parents while following American Campus Basic Operating Standards and Systems.
- Work a structured weekly administrative office shift as determined by a supervisor, potentially including evenings, weekdays, weekends, or holidays.
- Work assigned Community Assistant on-call shifts, potentially at any time of day or night, on weekdays, weekends, or holidays.
- Participate in Turn, Move-In, and Move-Out processes.
- Give leasing tours, answer leasing phone calls, and process online inquiries.
- Complete a guest card accurately for each prospective resident contact, by phone or in person.
- Enter prospective resident information accurately and promptly into Salesforce leasing management system.
- Participate in orientation marketing, housing fairs, open houses, social media initiatives, community events, renewal marketing campaigns and events, and off-site marketing on campus, in the community, and at special events.
- Plan and execute social media strategies, create and publish content across platforms, and interact with resident communities or target audiences.
- Represent the community favorably to support property objectives, public recognition, and its local reputation.
- Wear appropriate attire according to American Campus Communities standards.
- Regularly survey common areas for cleanliness, appearance, and working order, and help keep the community clean.
- Immediately report life-safety hazards and maintenance concerns encountered on the property.
- Become acquainted with residents and serve as a resource to residents and parents regarding the property, local university or college, and greater community.
- Participate in and promote American Campus Communities programming and initiatives.
- Respond to and document resident behavior that violates the law or lease agreement.
- Communicate and enforce community safety, emergency, and fire evacuation policies and procedures, and provide emergency response, referrals, and resources.
- Encourage respect and appreciation of individual differences.
- Mediate conflicts and help residents create a respectful living community.
- Maintain a welcoming and professional attitude when interacting with prospective and current residents and parents.
- Assist customers with service concerns.
- Learn general maintenance policies and procedures and assist with after-hours maintenance emergencies.
- Participate in recruiting, selecting, and training new staff members as requested by the Manager.
- Model and encourage a positive attitude among staff.
- Complete room and apartment inventories, key checks, and common-area inventories; submit required reports; distribute Manager-approved materials and messages by assigned deadlines; and administer the Community Service Survey.
- Conduct student census as needed.
- Work scheduled shifts during Turn, Move-In, and Move-Out, potentially for consecutive days or extended hours.
- Participate in preparing and administering Turn, Move-In, and Move-Out.
- Assist with unit make-ready tasks, including removing trash, identifying and documenting damage, cleaning, painting, assembling or moving furniture, and minor repairs such as replacing light bulbs and caulking.
- Help maintain grounds, clubhouse, office, hallways, breezeways, elevators, and other common areas through tasks such as picking up trash, cleaning, painting, and basic landscaping.
- Escort vendors to required locations within the community and remain with them until work is finished or otherwise directed.
- Serve as an American Campus representative and liaison in all interactions.
- Comply with recording of certain work activities for quality control or training, as required by the Photo, Video and Voice Recording Policy.
